It's Time Again! Time for the Volusia County Fair! (And some real estate data too)

Daytona BeachI love the Fair. Every year, residents of Daytona Beach, Port Orange, Ormond Beach, Ponce Inlet, New Smyrna Beach, DeLand and every other city in between, decide to go to the Volusia County Fair. Our fair has become almost like Disney World. Half of the structures are permanent. And there are always concerts, a huge midway, more rides than one can ride in one trip, and the food! OMG, the food! LOL. Just make sure you don't eat a corn dog before riding the Gravitron.... been there, done that. 'Nuff said  o_O

If you're in the Daytona Beach area, or anywhere in Volusia County, we have a fair that's beyond belief. This ain't your typical fair. Be prepared to feel like you're in an amusement park. The fun for this year will kickoff at 7:30 p.m. on Thursday, October 30, with the Miss Volusia County Fair contest.

On November 2, we can enjoy an amateur talent show. There are too many rides to list, and you won't believe how many animals will be on display. They're so sweet! In the video below, you'll see how hard it was for me to tear myself away from all the sweet little critters at last year's fair. But you can also see how much fun my family had on the rides as well.

 

So come to the Volusia County Fair! If what I've written doesn't convince you, then hopefully my video will =) This year's Fair dates are Oct. 30 to Nov. 4. Hours are Mon. - Thurs., 4:00 - 10:00 p.m., and Fri. - Sun., noon - 10:00 p.m. Admission is FREE if you're age 5 and under, $5.00 for children ages 6-12, $8.00 if you're over age 13. Last year when my familly went, there was quite a line, so it's a good idea to buy your tickets in advance. You can also view the list of concerts and events online, so you and your family can plan which days or nights you want to attend. I personally like to go on the night when you can buy the sale bracelet and ride all the rides until closing time. Woo Hoo! (I know. I'm still a child.) This year, that day is Wednesday, November 5th. <=D On Nov. 5, the rides bracelet will be $15.00 instead of $20.00; and you can ride all the rides until closing!

Movie Night! Every Friday Night at Chase's on the Beach, in New Smyrna Beach FL

Chases on the Beach pool by the oceanResidents of New Smyrna Beach, Edgewater, or the Daytona Beach area, if you have plans for next Friday night, you need to cancel them! Why? Because CHASES ON THE BEACH in New Smyrna Beach has something new planned for us on Friday nights. Beginning Friday, October 24, 7 pm we can now enjoy MOVIE NIGHT! Unfortunately, we've already missed the kickoff classic movie, "BEACH PARTY" starring Frankie Avalon and Annette Funicello. Doesn't that sound fun? So check Chase's web site, and mark your calendars for Friday nights at Chase's this fall and winter. There will be more fun, classic movies with a beach theme, each Friday night.

I've previously written a couple of other blog posts about Chase's on the Beach. It's a unique, fantastic restaurant, located right on the beach in New Smyrna. This "restaurant" has a large swimming pool and a children's pool and play area as well. They feature live music, and once they even had a luau. It's always a good idea to stay abreast of what's happening at Chase's. One of my real estate buyer's is a huge fan of Chase's so for his closing gift, I gave him a gift certificate so he could pick an event to enjoy, or just have dinner and/or drinks with his friends and family. He chose the latter =)

It just has so much sage advice for real estate agents, and provides real estate buyers with a look at the other side of the coin. It's posts like this that I believe, help to bring about a "meeting of the minds". It's all too often that problems occur, strictly because of miscommunications. Plus, this is just a good read =)

Now in the Daytona Beach area, not all of this advice will apply. I say this because our market works differently. Perhaps I'll elaborate on that in another post. IMPROVE YOUR LEVEL OF SERVICE AND SELL MORE REAL ESTATE BY TAKING CONTROL OF YOUR BUSINESS.  Use your time wisely and save it for serious home buyers.   

We often read about agents who show properties to buyers for months and sometimes years.  That's very nice and may result in a sale.  OR NOT.  However, in the long run, I believe that buyer's agents will improve their business and income if they take control of their business and establish ground rules for the agent and the buyer. 

GRANT ME THE FOLLOWING PREMISES:

  • Real estate agents know the listing inventory far better than the average consumer.
  • Real estate agents understand market value far better than the average consumer.
  • Real estate agents are more familiar with mortgage financing than the average consumer.
  • Real estate agents are more familiar with the Contract of Sale than the average consumer.
  • Real estate agents have observed more home inspections than the average consumer.
  • Real estate agents are more familiar with real estate settlements than the average consumer.

EXPERIENCE IS THE AUTHORITY.  Given the above, why do so many licensed real estate practitioners permit consumers to control the home buying process?keypad

THE INTERNET EMPOWERED CONSUMER often believes that they are, through "their own research on the Internet", experts in finding, buying, financing, inspecting homes listed for sale.  I dispute that premise.  A consumer who is a first time home buyer, second time home buyer, home seller, etc. cannot possibly have the knowledge and experience of a real estate agent or broker who has closed or managed 5-20-100 or 500 sales transactions for buyers or sellers.

ARE WE MANAGING OUR BUSINESS or ARE WE A WALKING KEYPAD? 

The walking keypad syndrome manifests itself when a licensed real estate practitioner permits a consumer to

  • Select the homes to tour.
  • Obtains loan approval without consulting with the agent.
  • Contacts the agent an hour before they wish to see a house they found on the Internet.

Many consumers believe that, because of all the information and free advice found on the Internet, that they are competent to make real estate brokerage decisions without consulting an agent.  Free advice is not always good advice.

THE NEW PARADIGM FOR REAL ESTATE BUYERS AGENTS:

The Internet presents use with wonderful opportunities to offer our services to buyers who conduct their search for homes on the Internet.  However, don't be fooled.  Most consumers use the Internet to FIND HOMES, NOT AGENTS.  We welcome buyer contacts from our blog or web page.  However, the Internet empowered consumer is not likely to have your best interest in mind.  Agents must learn to engage Internet leads or referrals with friendly helpful services.  However, we must maintain control.  car

DON'T BE A TOUR GUIDE.  Make sure the consumer is qualified for the price range for homes about which they inquired.  We have a duty to the home sellers to make sure that buyers touring their home is qualified.  

Just because a consumer calls does not mean that you must run out and show a property to a perfect stranger.    Experienced agents know that if they run out and show a house to a consumer without some pre-qualifying discussion, not only may the agent be wasting their own time, but how much respect can a buyer have for an agent that is willing to admit them to any house anytime?

If a consumer will not give you income information to qualify them for the price range, they cannot be taken seriously.  Folks cannot test drive a vehicle without providing a drivers license and often a credit report permission.  Why should be take folks in homes without knowing that they qualify for that price range? 

DON'T PUT BUYERS AND AGENTS AT RISK OF INJURY.  Schedule home tours when there is sufficient time to avoid rushing.  Don't let the buyer persuade you to look at "just one home" after dark or in peak rush hour for the area.  House numbers are hard to find and walking unfamiliar properties in the dark is dangerous.  Internet empowered buyer

DON'T LET THE BUYER ARRANGE THE TOUR.  Arrange the tour route based on geography and not the ones that the buyer want to see first, etc.  I have spoken with buyers who want to prioritize the tour.  The agent has the tools to arrange efficient tours and not backtrack all around to get to homes.  The agent is the one who makes appointments and needs to schedule accordingly.

 

DON'T MEET STRANGERS AT A LISTING.  If possible, meet buyers at an office or convenient location and drive them to properties.  This gives the agent the opportunity to have a friendly conversation with the buyer.  Nothing bonds a buyer and an agent better than a friendly conversation.  Concurrently, you aren't sending a consumer to a listed property without an agent.

DON'T BE A DOORMAT.  At peak traffic times, it is possible for a buyer to be delayed.  Based on the weather, time of showing, traffic, etc., have a reasonable wait time, 15-20 minuted pre-determined.  If the buyer has not arrived without calling, cancel the appointment and go about your business.  Waiting an hour for a buyer to show is not going to make them show. 

LEARN TO IDENTIFY SERIOUS BUYERS FROM LOOKERS.  Always ask a consumer if they are working with an agent.  Last minute calls from consumers who want to look at one home on short notice is a clue.  They are usually already working with an agent who can't accommodate the buyer at the desired time.  Don't be a stalking horse for other agents.  If you try to recruit the buyer for yourself, you'll have nothing more than a disloyal buyer. 

AVOID LONG BUYER AGENCY AGREEMENTS.  Buyer representation agreement that are for 3-6-12 months are an invitation to the buyer to look, look, look for 3-6-12 months.  Short initial Agreements encourage the buyer to look now and make decisions.  The agreement can always be extended if the parties, buyer and agent, are working well together.  However, a short initial agreement gives the agent an opportunity to make sure that the buyer is serious, qualified, available, accessible.  Long agreements don't make buyers loyal.  All that does is give the agent the contract on which to pursue litigation if the consumer buys with another agent or on their own. 

SCHEDULE TOURS EARLY AND OFTEN.  Let the buyer understand that, to help them find the best home for their money in their preferred location, you, their agent will be out previewing and researching homes for them to view.  If the buyer is not willing to schedule future tour dates, they may not be serious buyers.  If at the end of 2-4 weeks the agent doesn't believe that there is a likelihood that the buyer is ready, there is not need to do any more previewing or research.

bedroomI guess I'm just a copy cat. But I'm following instructions. I was told to re-blog this post, in order to help get the attention of Seth Godin. I haven't checked out Margaret Rome's book yet, but you can bet I'm going to.

Isn't it great that we have a platform like this, where we can join together to help each other out, speak our minds on whatever we're thinking, have our own voice that doesn't include the typical "spin" of the media (that one's my favorite) and help to educate the public on real estate in OUR parts of the country. Blogging rocks!

Fun at Midori's Expense <=P

MidoriBelieve it or not, in all the time I've been blogging here on Active Rain (about a year and a half), living and working in the same area as Midori Miller, who's been blogging here longer than I have... I think about 2 years... I've never actually met her in person. I know. I've been slacking. But the week before last, I listed a house very close to her office. (D'oh! Sorry Midori. I had to go there... any volunteers to watch my back?) So, as I was pulling into the neighborhood to take photos and video of my new listing, I realized I was passing her office parking lot, and made a quick turn and popped in to surprise her.

As it turns out, Midori had just received, and was opening the new flip camera that she had won. Umm, I can't remember from where or whom she won it. Anyway, while Midori tried to figure out how to work her new camera (Lysa Napolitano figured it out for her =P) we all just sat in their lobby and chatted. And then I got to play guinea pig for Midori while she learned to use her new camera. Hey, I just realized I was the first person on Midori's new camera. Kewl. But I digress ;) So Midori asked me a few questions on camera and has been threatening to post it ever since. However, while Midori and one of the agents at her office (whom I've worked with several times and can honestly say is a really good agent) were then reviewing the footage, I took the liberty of video taping them... as they watched the video tape of me...  sounds exciting doesn't it?

Anyway, since Midori keeps threatening to post the footage of me, yet she's neglected to do so, I decided to go ahead and post mine. Woo Hoo! FTW!

Daytona Beach Florida: So Many Changes... and the Loss of our Beloved Boardwalk

I'm a Daytona Beach native. I know. I'm one of the few. It seems like everyone here has moved here from somewhere else. And I certainly won't complain about that! Whoever wants to move to the Daytona Beach area, feel free to come on down! Just be sure to call me when you're ready to buy real estate here =)

But back to the topic of being a native of the area. When you're born and raised in the same place, you sometimes don't notice the gradual changes. And then there are times when you drive down a street where you haven't been in a while and discover a missing building. It's like a shock to your system. And then there are locations where you've never spent much time, so when you venture into those areas, you notice that something's different or missing, but you can't put your finger on it.

But for anyone who spent their childhood in the Daytona Beach area, there's one place we all remember... The Boardwalk. Most of my memories of the Daytona Beach Boardwalk are from the 1970s. I can remember playing skee ball, pinball games, the early video games like Asteroids, Pac Man, Joust, etc. I remember old boardwalkcollecting all the little tickets that spit out of the games we won, and taking them to the ticket counter and trading them for useless little toys. And we always got ice cream from the little ice cream store beside the game store.

One very fond memory was of the old pavilions that used to be on the beach. I even have a scar on my knee from kneeling down in the sand, under a pavilion, where someone had left a piece of broken glass from an old Coca-Cola bottle.

The pavilions are now long gone, half of the Boardwalk stores have been torn down, and the remainder will soon be gone as well. Why? So the rich can get richer. The owner of one of the game rooms was actually forced to sell, so hotels and condos can fill those spaces. It seems, some of the members of our city council think our Boardwalk is an eyesore.

I have to admit, it is an old Boardwalk, and it could definitely use a face lift. But a huge piece of history will soon be gone. This is the first time, that when a change has happened in the Daytona Beach area, it has had such a profound effect on me. I've known for a long time that drastic changes were coming to the Boardwalk area. But in the downtown area where the buildings needed help, the city called it a historic district and gave grants to the business owners. The city even re-paved the streets with decorative pavers. They also had tiled art inserts placed along the insides of the International Speedway bridge. It's all about running out old boardwalkthe spring break riff-raff, and making the town more family-friendly. But don't you think families would like a Boardwalk? And isn't the Boardwalk a historic district?

As the time grows closer to our beloved boardwalk being gone, I find myself going beyond my usual reminiscing, and end up just feeling sad. Even the scar on my knee has always been a happy reminder. Does that sound strange? I love the scar on my knee, because it reminds me of a day with my family, under pavilions on the beach, where we could walk up the steps to the Boardwalk and play games, then walk out on the pier, which used to have a restaurant on it. To take the memories back even further, my mom remembers go-go dancing in the old bar that used to occupy a space on the pier. LOL

I'm going to miss our boardwalk. When my husband and I were just friends and hadn't even started dating yet, one of the first places we went was to the boardwalk. We played air hockey (I rock at air hockey!), skee ball and video games. Since we've been married, we've attended a free Sugar Ray concert at the Band Shell. We've even enjoyed the fairly new section of bars, restaurants and movies at the Ocean Walk, directly across the street from the Daytona Beach Ocean Center. And in an attempt to enjoy the Daytona Beach Boardwalk while we still have it, we've been back to the Boardwalk, to play our favorite games a few morepier at night times recently.

To show how set-in-stone the plans are to destroy the Daytona Beach Boardwalk, when I searched the web for information on our Boardwalk, all I came up with was a list of every other attraction in town, and no information on the Boardwalk at all, except to say that it was being "renovated". There was however, plenty of information about all the new hotels and condos that will stand in it's place. I guess change is inevitable. It comes with pros and cons. I just wonder who thinks condos and hotels will look better than the quaint old buildings, so full of history and nostalgia, that currently serve as the Daytona Beach Boardwalk.

Florida's Home Foreclosures

living roomI was just commenting on a real estate blog post here on Active Rain, with the TV turned down pretty low. I tend to blog this way quite freqently. I don't really like to just sit and watch TV. Actually, I think I'm incapable of doing just one thing at a time. Anyway, I wasn't really paying attention to the TV until I heard a commercial that had just one statement that got my attention. It was about the real estate foreclosure market in Florida.

With the presidential election coming up in just a few weeks, there have been a lot of political commercials on TV, and this was one of them. So I'm far from being completely convinced as to the validity of this statement. (It was, of course, just more mud slinging in the rest of the commercial.) But the statement was that the state of Florida is experiencing more than 1400 home foreclosures per day. WHAT!?! Per day!?! Wow!buy daytona beach condo for sale near beach

So I'd like to know if anyone can verify the statement that I just heard... "The state of Florida is experiencing more than 1400 home foreclosures per day." Can anyone verify these numbers?

That being said, I'll have 4 VERY affordable condos coming on the market soon. These will be short sales, but they were financed through a private lender who has agreed to the prices and the commissions. We have the lender's assurance that there will be no delays on getting the contracts signed, and the commission will not be reduced. 3 of these units are in the same building where I had many units listed for sale over the last year. A few of them sold, but 3 of them are now being foreclosed on by a private lender. The 4th unit is financed by this same lender, but is in a different condominium, located directly on the river. Stay tuned for more information. Just be a little bit patient. I've been working with these clients for over a year. While they're quick to get things sold, they're a bit slow in getting signatures on all the initial paperwork.

I'll keep you posted. In the interim, view the condos for sale in the condo-conversion project, from when I initially listed the entire building. Just follow the link above. They're all beautifully remodeled.

biker on Main Street during Bike Week Daytona Beach For all you bikers, and for those of you who just like to watch, next week, October 16-18, 2008 is this year's Biketoberfest! Be sure to check out the official Biketoberfest web site, sponsored by Bruce Rossmeyer Harley Davidson and Destination Daytona, for a list of events. There are far too many to list here. But it's safe to say there is far more going on, than you'll ever be able to see, even if you don't sleep for days!

Halifax Humane Society, ASPCA, Adopt-a-Shelter-Dog Month, and Best Dressed Dog Contest

bloggingHere on the Active Rain Real Estate Network, with over 100,000 members blogging about real estate, there's never a shortage of real estate information. And there's even plenty of information about areas where people might like to live, with or without accompanying real estate data. Most of us can always find things to blog about that will provide people with information about our cities and counties, to include on the Localism real estate network. This is why on Active Rain, I created the Things to Do/Places to Visit group. Posts to that group contain information that appeals to both locals, and people from other parts of the country or even the world, who are looking for what different parts of the U.S. has to offer. They're gathering information to support where they might buy real estate some day. And of course, many of these people will need to sell real estate in order to make their move to a new location.cat in file drawer

No matter what the real estate (or even the political) happenings in each of our areas, the one thing that almost everyone can agree on is how many animals need loving homes. And unfortunately, in the real estate industry, all REALTORS will eventually find themselves in a house where they find neglected or even abandoned animals. Thank goodness for animal shelters, and for people who are willing to take in and care for the animals whose voices cannot be heard.

In the Daytona Beach area, we have a wonderful animal shelter at the Halifax Humane Society. As a child, my parents always took us to the Halifax Humane Society when we were looking for a new pet. And sometimes we went just to visit with the animals there =) . As an adult, I've continued that tradition with my own family. Of our current little home zoo, we got one of our cats from cat and rabbitthe Halifax (Daytona Beach) Humane Society about 10 years ago. Of all the cats we saw that day, Kiara was Miss Personality Plus! And she immediately deemed herself to be the princess of our entire household.

As I stated above, in the real estate industry all REALTORS will eventually find themselves in a house where they find neglected or even abandoned animals. And that is how we ended up with our second cat. I found Whiskers living in an empty barn, behind a vacant house in the Daytona Beach area. The home owners had moved out and left the cat behind. At the time, I really didn't want another cat since I also had a guinea pig and a rabbit. So I would drive out to this vacant house every couple of days to check on "Whiskers", and feed and sit with him. He wasn't feral, but he was heading in that direction. I had been leaving him dry food since I couldn't go to that house every day, but the ants kept taking control of that dish. So I would guinea pigbring him canned food and sit with him on the days when I had some extra time. To be honest, it was really enjoyable since this house was on 10 acres. He would sit beside me, or walk around with me, while we looked at the cows, horses, and ducks in the neighboring pastures. (OK. So obviously I just love all animals.) Anyway, my plan was for someone to eventually buy the house, and the cat would convey. (Hey, it could happen.) But after a couple of weeks of our visits, wild fires broke out in the area where that house and more importantly, the abandoned kitty were located. And I knew I couldn't just leave him there. So I ended up with another cat. You don't even want to know how I caught him and got him into cat playinga carrier!

It's amazing sometimes, when you think back over events in your life, and realize God had a hand in things, when you didn't even have a clue. It's like God knew exactly what I needed, even when I didn't have a clue. Whiskers is my little friend who wants to be with me almost all the time. I think God was helping both me and this little kitty.

Whiskers now meows outside my bedroom door to wake me up, so he can get in bed with me. He also has his own "bed" (3 folded blankets) on the back of the couch in my home office. He will follow me all over the house, just waiting for me to sit at my desk, so he can sleep on his bed. At a time cattitudewhen my only child would soon be heading off to college, and my bunny was getting old (she died last year) along came this kitty who makes me feel special and needed  =^.^=  (And I'm pretty sure the feeling is mutual.) My daughter has now officially started college. And of course a cat can't take her place, but at least I still feel needed. Any parent whose children have left the nest will relate to that feeling of being left with an empty space inside, and wondering how to fill it. Pets are perfect for helping to fill those empty spots =)

Now remember, the kitty I just described was not the one we got from the Halifax Humane Society. He's the one that was abandoned by people who moved out of their house and left him behind. The cat we got from the Halifax Humane Society is the princess of our house. She was still a kitten when we got her....

cat sleeping10 years ago, we made a trip to the Humane Society to choose a cat. And one stood out from the rest. This littly kitty flopped over my shoulder and started purring, then started craning her neck to see out the only window in the room. When I backed toward the window for her, she then put both paws on the window and started flicking her tail at anything that moved. Then she sniffed all over my face, while I scrunched up my nose and laughed because her whiskers tickled. She then reached a paw out toward my daughter and flopped over backward toward her. She had more personality than any other cat in the "cat's room" at the Daytona Beach Humane Society. At that time, my daughter had been begging me for years to get a cat. We had promised her that cat and rabbitwhen we bought a bigger house, she would get her cat. Obviosly we did, and she did =^.^=   To this day, even though 'Princess' Kiara has had to deal with the fact that the entire household doesn't revolve around her, (or maybe she just thinks she has one more loyal subject, with Whiskers in the family), she is still Miss Personality Plus; not to mention some serious cattitude! And any time someone rings the doorbell, she's the first one to answer the door. She sits in front of the door, looking out the glass at whoever is standing on the other side, or paces back and forth, rubbing against the door, just waiting for the visitor to come in and pet her. Because of course they're here just to see cats on bedher. Why else would anyone be here, other than to visit Princess Kiara?

Well, now that you know about my kitties, my guinea pig, my dead rabbit who now haunts the house..... Just Kidding! LOL. (But she is buried right outside my bedroom window.) I encourage you to get your pets from your local Humane Society or ASPCA for your next pet. (Or if you have enough love in your heart for an extra family member, and enough money to care for it, if you find an abandoned pet, please don't just leave it.)

Did you know that this month is "Adopt A Shelter Dog Month"?  I don't have a dog, but my parents have a dog and a cat. The most fun to be had is when we put the dogs and cats together (if they get along) and watch them play. It's hilarious!

In honor of their Adopt A Shelter Dog Month, the ASPCA is having a Photo Contest for the Best Dressed Dog! I love it! So if you have a dog, I'd love to see blogs with photos of your furry family member, dressed for it's 15 minutes of photo-op fame. While you're at it, a couple of months ago, I created a new group that I really haven't tried to promote. But this might be a good opportunity to get it rolling. So feel free to subscribe and insert your best-dressed-doggies in the Photo MeMe's group. And feel free to insert your pet photos with your comments on this post =)

New Real Estate Listing with Boat Dock, Electric Lift and More! BUT...

Spectacular waterfront home for sale... and no Postlet yet =(

Has anyone tried to create a Postlet for a real estate listing in the last couple of days? I'm so frustrated. I have a beautiful new real estate listing on the St. John's River, (yes, these are actual photos of the listing!) that I'd really like to advertise. But I don't like to blog about my real estate listings until I have Postlets for them. For one thing, Postlets makes the blog presentation look much more professional, and in addition, when you create a Postlet for a listing, it sends the listing into syndication in the real estate section on many different web sites, which is really awesome! I use Postlets for my CraigsList presentations as well. But as of last night, Postlets went down for maintenance and a server upgrade (before I had a chance to save the one I was working on. D'oh!).

The good news is, Postlets now has a partnership with FrontDoor, by HGTV. Apparently, some conflicts in comunication between the two sites is what caused the urgent need for maintenance. As for FrontDoor, my own real estate brokerage, Adams Cameron & Co., REALTORS® has been using using FrontDoor for a while now, so I guess that site is growing fast. Have any of you used FrontDoor yet? I haven't personally used it for my listing promotion, and I don't know if I can since my own real estate brokerage is already sending all of our listings to them. But I'd like to know what kind of results other REALTORS® are getting from FrontDoor, or what your personal opinion is of it.house for sale on st johns river

In the interim, while Postlets is down, getting the kinks worked out of their new partnership with FrontDoor, no existing users can log in, and no new accounts can be created.  *sigh*  It seems like it's always something.

(Sorry it's such a mess now.) As I said in that post, there were problems every single day of that transaction. That listing agent was the epitome of what most REALTORS® do not exemplify! That experience just solidified the reason I'm primarily a listing agent! In the 8 years that I've been a full-time REALTOR®, and the 14 total years that I've been selling homes, I've never encountered an agent who was so rude, condescending and practically useless. As I said in my previous post, he had never even been inside his own listing that had been on the market for 2 years! And the house was falling apart: I took photos of many of the areas of destruction since it was so hard to believe. But in the last post I wrote about this transaction, my final shock was when I went to pickup my commission check and found that it was not for the proper amount. The unethical agent had shorted my commission check.

Bear in mind, it was only last Thursday (5 days ago) that I discovered this final punch I had received from this listing agent. I knew that our MLS rules were in my favor on this, but I didn't have much hope that there would be any resolution this fast. But last night I decided to call my manager anyway, just in case she had any news yet. As it turns out, the broker of the other agency had called my manager over the weekend, to let her know they had already cut my check and it was ready for us.

It's good to know that our REALTOR® Code of Ethics is serving it's purpose, and although the other agent I had to work with was the biggest jerk I've ever met, (Sorry if that offends anyone. I'm just keeping it real.) it's nice to know that the broker of that agency was not only honest, but quick to take action. There's another lesson to be learned through that... Many times when a consumer works with an unethical or dishonest agent, the consumer tends to believe that agent's entire real estate brokerage to have the same ethics, or lack thereof. This is simply not the case. Since REALTORS® are independent contractors and not employees, we're all free to work with our clients in the manner in which we're most comfortable. (This is why many disagreements can be chalked up to simple personality differences.) But even if an individual agent is as dishonest as my recent encounter, that doesn't mean the entire brokerage is the same. This was just proven to be true by that real estate company's broker when he took quick, decisive action in righting a wrong.

I doubt he'll ever see this post, but if he does, I want to say "Thank You!"
