WellcomeMat: Free real estate video web site

4 bedroom house for sale in Ormond Beach Florida
I've been posting my real estate videos to www.wellcomemat.com for quite a while now. No offense to Jeff Turner's Real Estate Shows. I like Jeff. He's a nice guy and Real Estate Shows is a great product that is also very affordable. But I am a fan of "free" =)

But this post is to find out if anyone else here uses WellcomeMat. I'm asking because WellcomeMat has made a lot of changes to their site, including a points system. (Gee. I wonder where they got that idea) But part of their points system is "Connections". When members mutually "connect" with each other, they earn profile points. So, if you're a member on WellcomeMat, can you please let me know in my comments? Unless we're competing in the same area, which is not likely, we can "connect".condo on river in daytona beach florida

If you're not familiar with WellcomeMat, it's not just a site where you upload your real estate videos or slide shows. That's how I use it, because I like to do things myself. But you can actually find professional real estate videographers in your area, to create video presentations of your listings. And I have to admit, the pros obviously do a better job than I do.

So let's connect on WellcomeMat! Let me know if you're a member and/or consider joining. But if you're considering joining, will you let me know before you do? Yes, we get points for inviting others as well. Again, I wonder where they got that idea.

If you've been using You Tube for your real estate videos, you really need to switch to a more professional platform. I'm on You Tube all the time, but it's for play. When it comes to business, I don't like not knowing what other videos are going to show up next to mine. On WellcomeMat, you have total control of your channel, and have different sized widgets you can use, to embed on your blogs and web sites.

Finally, since I know the WellcomeMat guys are here on Active Rain also, I thought I should let them know, the site looks great! The changes look much more professional!

EDIT: One of the comments made note of the still shots instead of video. You can use either still shots alone and create a slide show, or video, or combine them as I did for this property. I do that frequently since some rooms are too small for video, or sometimes there are certain rooms that just don't look good in a video OR, I couldn't get enough light in a room. I am after all, a REALTOR. I don't carry huge lights into a house, just to video tape it. These are instances when I use still shots instead. But if you want all video, you can hire a professional videographer... or bring big lights with you. =)

AND: Don't make the mistake I did in this video. I forgot my tripod =/  It will be wobbly without one, but you can find them at Sam's Club for only $25 or get a sturdier one for under $100. I have both.

Violating the Federal Fair Housing Laws

buy house on ocean in Daytona Beach FL
REALTORS, REAL ESTATE AGENTS, BUYERS AND SELLERS BEWARE!

We all know that we cannot violate the Fair Housing Laws. Anyone who tries, must be missing a few brain cells. And I ran across something just a few minutes ago that is prompting this post.

I was on www.Trulia.com and ran across a question from a "Home Buyer" that said the following...

I live in Illinois. Want to buy 2b/2bath condo in Miami Beach walking distance to Jewish area (sinagogue),

the same time want to be close to the ocean. Any places like that? I want to use this condo as a rental property for next 15-20 years and retire there later. Does this plan make any financial sence? How expensive condo insurance? How hard to rent condo with good location? (I copied and pasted the question, exactly as it is posted.)

WHOA! Hello! Does anyone not see the problem here? And would you believe that 3 agents had already answered this question, and not one of them had mentioned the Federal Fair Housing Law?

Call me paranoid, but I smell a setup. And I do believe 3 agents are treading on dangerous territory. (Well, actually 2. The 3rd is just spam.) Granted, none of them even mentioned the first part of the question, but they didn't state the problem either. Here's the link to this real estate question on Trulia, but I'm pretty sure that Trulia will delete the question pretty quickly.  I just hope those agents read my answer before that happens. (Correction was made here. I accidentally had "the buyer reads" instead of "those agents read" on the previous line.)

If you need to brush up on the Federal Fair Housing Laws, follow the embedded link to the web site of the Department of Housing and Urban Development (HUD)

  • BTW, has anyone noticed the lack of use of the thumbs up and down feature over the last few months? If anyone else here uses Trulia, remember to help support each other. Just pay if forward a little bit.

Buy an affordable Daytona Beach house and walk practically everywhere you need to go!

house for sale in Holly Hill and Ormond Beach Florida
A couple of days ago, I posted the information on my newest real estate listing in the Daytona Beach area. It's a 2 bedroom, 1.5 bath house on the Holly Hill/Ormond Beach border. It's actually in Holly Hill, just 2 blocks from the Ormond Beach city line. You can view that listing here. Buy house at 225 Arragon Street, Holly Hill, FL. (Video for this house is coming soon!)

I actually listed this house on Monday, but I've had a really busy week (Real Estate is Great in 2008!) and I had noticed a lot of quality shopping and businesses in the very close vicinity to this home when I was there on Monday and Wednesday. So today, after installing the Supra lockbox and obtaining the new alarm code the seller got from Brinks Security, just for the REALTORS® who will be showing the house, I took some time to really see what the areafireplace had to offer whoever chooses to buy this house.

First of all, let me say that the location of this house is pretty close to perfect. It's close enough to walk to a grocery store, banks, restaurants, nail salons, hair salons and much more. But it's located on a quiet little street beside an assisted living facility located in the newly renovated, historic Riviera Hotel.

Here are just a few of the local businesses within walking distance of this beautiful house at 225 Arragon Street.

  1. Publix Supermarket
  2. Walgreens Pharmacy
  3. Hair Cuttery
  4. Holly Hill Pharmacy
  5. Sonic
  6. Sonny's BBQ
  7. Hair Grafi Salon
  8. Perfect 10 Nails
  9. 7-11
  10. 2 Banks
  11. State Farm Insurance
  12. House of Worship

fenced back yard with pecan treeAnd MANY more. These are all within 2 blocks of the house. Some of them are even closer.

Now a little bit further but still within walking distance, or a very short drive (or you can take the bus), you'll find another auto insurance company, attorney's offices, a Subway, another bank, and still many more places with great appeal.

And I'll take you just a little bit further. Within one mile there's another bank, a lounge and Java Junction which is a fabulous coffee and donut shop. And about 2 miles away is an Animal Hospital.

But don't let these close businesses fool you! As I previously stated, this house is on a little side street off U.S.1, beside an Assisted Living Facility that is located in the newly renovated, historic Riviera Hotel. AND, a little strip mall blocks any potential noise from U.S.1. The businesses in that strip mall are Engineers, land surveyors, a construction company, a computer repair center, and a nail salon. You couldn't ask for quieter businesses!family room

As with all my listings, you can find this newly listed house on my web sites, blogs, and of course, in the Daytona Beach Multiple Listing Service (MLS). In addition to being a member of the Daytona Beach area Association of REALTORS®, I'm also a participating member of the New Smyrna Beach REALTOR® Association and MLS, my listings can be found in both of these MLS's. I've found this to be a great benefit to my real estate sellers, since both REALTOR® Associations are in East Volusia County and within close proximity to each other.

This is a great house. But if it's not the one for you, be sure to check out all my other listings. Many prices have been reduced, but sales have been happening also, in spite of what you may read in the media.  Make a Smart Choice and contact Daytona Beach Native, Lisa Hill for all your real estate needs.

Winners of the Daytona 500 - A Look Back in Time

Daytona Beach Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!"

NASCARSo here I go with another post that's not about real estate. But it is about my home town. Yep. I'm proud to call myself a Daytona Beach native. I'm one of the few! And this is a topic that many people can't get enough of.

But considering we're now a few days past the 2008 Daytona 500 (and Bike Week is fast approaching), this will be the last of my Daytona 500 posts... I think.

So I thought I'd provide you with a list of all the winners of the Daytona 500, since it was moved from the actual beach and A1A, to NASCAR's Daytona Speedway. I actually have a list of how much money was won by each winner, their top speeds and their cars. But since the 500 is now over, I don't want to keep dragging this out... unless you want to hear more. In that case, you'll have to indicate that in the comments =)

The Ladies of NASCAR, And Daytona Beach Real Estate

Daytona Beach Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!"

move to daytona beach florida
NASCAR fans, welcome to Daytona Beach! We love our visitors. But perhaps you'd like to buy some real estate in Daytona Beach; so next time you'll have your own slice of heaven. Why pay for steep hotel fees when you can be building equity in your own second home. As you're aware, property values have significantly fallen, but you may not be aware that in the Daytona Beach area, real estate sales have been increasing.

Please allow me to introduce myself. I'm an award-winning REALTOR® named Lisa C. Hill. And I'm a Daytona Beach native, which is a rare breed. Combine these attributes and you have The Smart Choice for real estate in Volusia County. I sell houses and condos in every city in East Volusia County. If you're not familiar with the layout of the Daytona Beach area, click on these cities to view the map. Daytona Beach, Ormond Beach, South Daytona, Port Orange, Ponce Inlet, Wilbur by the Sea, Daytona Beach Shores, Holly Hill, Ormond by the Sea, New Smyrna Beach, Edgewater and a few ordinances.

While you were watching yesterday's race and spectacular win by Ryan Newman, I was blogging about NASCAR and the first woman to win a starting spot in the Daytona 500; Janet Guthrie. She has an amazing story! You can read about Janet Guthrie on her web site or on the NASCAR site. And if you're interested, you can buy Janet'sDaytona International Speedway autobiography.

But, while Janet Guthrie was the first woman to win a starting spot in the Daytona 500 in 1977, there was another intriguing woman who raced in Daytona before Janet. The next inspiring NASCAR woman is known as racing's "Good ol' Gal", Louise Smith. Louise raced against Daytona's best when the races were still held ON the beach! Louise Smith raced from 1946 to 1956. You can read about Louise on the NASCAR site, where I found she actually had 38 victories!

But, enough about the original women of NASCAR and back to Daytona Beach real estate. I personally have a wide selection of houses and condos listed for sale. You can view these real estate listings on my web site here: Real Estate Listed with Lisa Hill. Since I'm a REALTOR® (not just a real estate agent) these listings are all in the Daytona Beach MLS, through our REALTOR® Association.

If you'd like to buy a house or condo in a slightly different environment that is still close enough to attend all the races and special events, you might be interested in New Smyrna Beach. New Smyrna Beach is a quaint beach town with a laid back feel, as opposed to Daytona's tourist attractions and sometimes party atmosphere, and it's only 20 miles away. I'm a member of both the Daytona Beach Area Association of REALTORS® and the New Smyrna Beach REALTOR® Association. Like I said, I'm a Daytona Beach native with plenty of experience and an ingrained knowledge of every city in this area. (Along with family members living in many of these cities)

I hope you enjoyed the races and maybe I'll see you at Bike Week! To buy or sell real estate in the Daytona Beach area, please visit my web sites through any of the links embedded in this post. I'd love to help you make a house or condo investment in Daytona Beach, New Smyrna Beach or any of the cities listed above.

On the 50th Anniversary of the Daytona 500: Remembering NASCAR's 1st Woman Driver

Volusia County Real Estate and Community Events by Lisa Hill, "THE SMART CHOICE!"

NASCARNASCAR’s First Woman Driver: In doing my research for this blog, I was surprised to discover that women had been competing in Daytona Beach racing since the 1940's, when it was held ON Daytona Beach.

But one woman stands out from all the rest; Janet Guthrie. Talk about an overachiever! Janet was a pilot, a flight instructor, an aerospace engineer, a technical editor, passed the first round of eliminations for NASA's Scientist-Astronaut program, and had 13 years of experience on sports car road racing circuits, while building and maintaining her own cars, all before 1976, when she was invited to test a car for the Indianapolis 500.Janet Guthrie

Janet Guthrie was the first woman to win a starting spot in the Daytona 500, in 1977, once it had moved to it's new, official race track. She was in 8th place, when 10 laps from the end, her engine went bad. She finished in 12th place, and won Top  Rookie. That same year, she won the North Atlantic Road Racing Champion title. In 1978, she finished in 9th place in the Indianapolis 500. But sponsorships and funding were hard to find for a woman at that time, even after placing in the top 10 in a number of races.

According to Janet, as can be expected, many of the men from the “good ole boys” club were not willing to accept a woman on their turf. But as Janet accumulated years of experience under her belt and gained experience on major tracks, including the Brickyard at Indianapolis she felt that most of the tension between her and the men eventually abated. But, Janet always felt that one driver never accepted her; Richard Petty. However, she actually qualified ahead of Richard at Talladega one time. In Janet’s words, “I thought that was just delicious. I really enjoyed it.” On the flip side, some of the men were more welcoming. Janet says that Donnie Allison was very kind and helpful. And Buddy Baker offered some helpful advice.

Janet continued to look for funding, and continued racing, and placing well. But was never able to make it to victory lane, primarily because she didn’t have a fast enough car. Janet raced in the Daytona 500 one more time, but did not have nice things to say about her crew chief that year.

News JournalAccording to the Daytona Beach News Journal, Janet raced a total of 4 years in NASCAR. She started 33 races and finished in the top 10, 5 times and earned $78,309 over those 4 years. Her helmet and driver’s suit are now on display in the Smithsonian Institution and she was one of the first woman athletes inducted into the Women’s Sports Hall of Fame.

Since Janet, only one other woman, Shawna Robinson has driven in the 500, which is NASCAR’s premier event. And Guthrie’s record still holds.

Janet is now living in Aspen, CO and says she only follows NASCAR races now, if a woman is competing.

(Sources for this post are The Daytona Beach News Journal, Janet Guthrie's web site, Wikipedia and Nascar.com. I'm citing all references because I ran into quite a few contradictory dates and statistics.) But you can buy Janet's autobiography, "Janet Guthrie: A Life at Full Throttle" and get the facts straight from her!

If you're in Daytona Beach for NASCAR, Bike Week, or any other special event. You should consider buying real estate for the time you spend here, I'm a Daytona Beach native and would love to help! Make a Smart Choice and contact Lisa Hill today!

NASCAR, the Daytona 500 and an Open House

Daytona 500buy house in south daytona florida
At 2:00 p.m. Sunday, Feb. 17, 2008, tourists and local NASCAR fans will be seated and ready for the start of the Daytona 500. I just found out that NASCAR is celebrating 50 years this year! And if you can't be here in person, you can go to the web site and follow the race, lap by lap.

Now for those of you who are not NASCAR fans, or just don't want to watch the 500, perhaps you'd like to make my afternoon go by a little bit faster by stopping by my open house at 1678 Louisiana Road in South Daytona. It's just one block south of Beville Road. If you're not familiar with this area, Beville Road is I-4 So if you're coming from Orland, just stay on I-4 until it changes to Beville Road, then turn right on Golfview, just before you get to U.S.1 (aka Ridgewood Ave.) From Golfview, turn right on Louisiana Rd. You can follow the signs once you're on Golfview.breakfast nook

This house is a 4 bedroom, 2 bath beauty with the original terrazzo floors, brand new kitchen cabinets, Corian counters, and new tile floors. There's also a large breakfast nook plus formal dining area. The living room is of substantial size; big enough to fit plenty of oversized pieces of furniture.

And let's not forget the more than adequate sizes of all 4 bedrooms. This fine piece of real estate also features an enormous fenced yard, a rear patio and much more.

The open house is from 2:00-4:00. I hope to see you there! Where else can you buy a 4 bedroom house in a safe neighborhood for only $187,000?

If this house is not what you need, be sure to check out my other real estate listings on my web site.

Real estate is great in 2008! (Yep, I'm still saying it!)

buy house on daytona beach intracoastal waterway
Real estate is great in 2008! I've made this my motto for this year, and it's proving to be true for me.

On January 3 I wrote my first post with this title. I've adopted this as my personal motto for selling real estate this year. Because whatever our minds believe, we can achieve. And to quote the bible, "Out of the abundance of the heart, the mouth speaks". And I believe that no matter what the media says, or what anyone else is experiencing, I'm going to have a blockbuster year! (To read my first post about this, go to Real Estate is Great in 2008!)

So let me bring you up to date on how my real estate business has been progressing since January 3.

  • For my Daytona Beach condo conversion project that I have listed, we have now leased 21 of the 42 units.
  • From this same listing, I've started working with a few buyers who are interested in purchasing large quantities of commercial real estate.
  • I got a contract on a condo I have listed in another development that was due to close on Feb. 29. I got a surprise call this morning that it will be closing tomorrow! During the course of the day today, we managed to get the bank payoffs (that is a major accomplishment considering it usually takes a week!), my girls at First American Title are always on the ball so they had already ordered and received the title commitment (It pays to work with people you trust!) so we're ready to close tomorrow!
  • I'm working with 2 couples who want to buy a condo near the ocean.
  • I'm working with 1 couple who came to my open house a couple of weeks ago, who want to buy a house in Port Orange.
  • On Monday, I collected the money and handed over the keys to a tenant who is leasing in my condo-conversion listing.
  • Today, I collected the money and handed over the keys to another tenant in my condo-conversion project listing.
  • We rented one more unit in this project today.
  • The next condo-conversion project, owned by the same seller is nearing completion and a few units are ready right now. This condominium is directly on the river with spectacular views! (I'll have those photos real estate agentsposted in a few days.)

So how's your attitude? As I stated in my post titled "Is Now A Great Time To Buy?", I quoted the scripture that says, "You have not because you ask not, and when you ask, you do not receive because you ask with wrong motives". I'm no expert, but I'd say that wanting to pay your bills is a right motive! So have you asked lately?

If you're struggling with your attitude (and I really do understand how difficult it can be to stay positive. Anyone who's been reading my posts for a while knows my struggles), I suggest you steer clear of complainers and fill your mind with positive power. It really can be that easy. And your real estate clients will appreciate it too! Why will your clients appreciate it? Because a positive attitude is contagious, and it can bring about change! It's a great way to sell real estate.

Here are a few more of my past posts that are related to this topic. I hope you enjoy them and find strength, hope and faith...

Surfside Villas-Daytona Beach Condos almost gone. Don't wait!

kitchen in daytona beach condo
I've previously posted blogs about the condos I have listed for sale or rent in Daytona Beach, called Surfside Villas. This is a condo-conversion project and each unit is available for sale or lease. The building has a total of 42 units, 18 of which have been sold.

Since the real estate market has been so slow, the seller of the remaining 24 unsold units, who also speaks for many of the previous purchasers, decided to rent the units until the market turns around. When he made this decision, I couldn't even find a property management company to take on this project. Apparently there are just as many rentals available as there are listings for sale.landscaping at daytona beach condo

But since right after Christmas, everything changed. I have been busy with both real estate buyers and renters calling me every day. One of my condo listings in another building, located on the river, is under contract and scheduled to close at the end of February.

I held an open house a couple of weeks ago on a house on an acre that I have listed for sale in Port Orange and received an offer to purchase. Unfortunately it was a low offer and the sellers declined.

As for the rentals in my Daytona Beach condo project, we now only have 3 of the 2 bedroom units left. I expect them to all be filled in the next couple of weeks. If you're interested in a 2 bedroom condo in Daytona Beach, within walking distance of the ocean and boardwalk, don't wait! Make a Smart Choice and call me today! Or go to www.DaytonaSurfsideVillas.com to see what these completely remodeled units have to offer. You can also watch the video at the bottom of this post.

Let's Talk about Eating Disorders. An Impromptu MeMe.

typing a blog
Yes, I know this is completely unrelated to my usual real estate and general Daytona Beach area event posts. But lately, every time I plan a blog, at the last minute I run across something that changes my focus. I'm now just going with the flow.Lisa Hill in 1985

Eating disorders have been harming and killing people for longer than anyone truly knows. It was only in the 80s that Anorexia and Bulimia were officially recognized and named. In the 80s, I was a teenager; and at that time, it was the teens and young adults who were primarily affected by this disorder. I was one of them. My junior year in high school, (around 1985) over the course of what I think was a year, I managed to lose about 20 pounds through binging and purging. At my lowest weight, I weighed 87 pounds. Obviously, at 5'4" tall, when I weighed 107, I was nowhere near fat! But I thought I was. And no one could have convinced me otherwise. And in my mind, I was in a competition to be the lowest weight of everyone I knew. Because it was all about control. Other people were in control of every area of my life. But on this one? I had control and there was nothing they could do about it, because they didn't know what I was doing. They saw me eat. They just didn't see me purge.

I want to share with you, what I personally experienced in my battle with bulimia, and what I learned through my own research.

  1. You cannot convince someone with an eating disorder that they are not fat.
  2. You cannot force them to gain weight. They will find a way around you.
  3. If you do force someone with an eating disorder to eat, they're likely to experience extreme panic attacks as their brains "freak out" (my clinical terminology) about the enemy (food).
  4. Bulimia and anorexia are not the same. (They didn't know this in the 80s) However, if someone has one, they probably have some sort of battle with the other one as well. The biggest difference is that anorexics just think they have more self-control than everyone else while bulimics know there's a problem, but they're too ashamed to seek help. The amount of shame that accompanies an eating disorder is unbelievable!
  5. If someone who has previously experienced anorexia or bulimia is no longer being held captive by those diseases, it's very likely that they have found a replacement in exercise.

I'd also like to add that my grandfather, who just passed away last week, was an alcoholic. And one of my brothers is an alcoholic. And the bulimic thought process is very similar to alcoholism. The reason may or may not be because of a lack of Serotonin in the brain.  To add one more note to my family's problems, all of the women range biblefrom full-figured to just plain over-weight. This fed my fear/obsession.

Thankfully for me, my parents are strong, God-fearing people who know how to PRAY with power. When they found out exactly why I was so thin, they prayed a faith-filled prayer that broke the power that disease had over me. I IMMEDIATELY stopped binging and purging, started gaining weight and suffered no anxiety about it. Being instantly delivered from the bulimia was a miracle in itself. But to have no anxiety about suddenly gaining weight was another miracle on top of it!

But at that time, I was still in high school. I was a Christian and I had obviously experienced a huge miracle. But evenmoney afterward, I still wasn't putting God first. It was His grace that had healed me, but I was still young and stupid, and more interested in fitting in and being popular, than in being obedient to the will of God.

After graduation, I moved to DeLand and got a job at a bank, found a roommate and got an apartment. I was still free from the bulimia, but now I was doing what young people do when they get their first taste of freedom. So I still wasn't putting God first. But His grace is an amazing thing, so I was still free from the bulimia.

About 2 years later I got married; and 2 years after that, I had my daughter. But during pregnancy I experienced severe morning sickness for much of the pregnancy. I would sometimes get sick every hour, for days at a time until my blood sugar was so low that I would shake. Finally around the halfway point, the morning/all day sickness subsided.

Brittany and me I eventually gave birth to my daughter. But I had her a month early; most likely due to the fact that I taught aerobics until my 5th month and even did aerobics on the morning I went into labor. Now there is nothing wrong with working out while you're pregnant. But you're supposed to keep your heart rate much lower and not let your core temperature get too high. I knew this at the time, since I was a certified aerobics instructor, but I was 22 (still young and stupid thought I knew everything) and let's get real. When you're pregnant, you can reach the maximum advisable heart rate by walking across the room! So I ignored the rules, and continued working out the way I always had; and went into labor at the 8 month mark. (Woo Hoo! I only gained 20 pounds!)

But during the last hour during the birth, I had a nurse laying across my stomach to help push my daughter out, and a doctor using suction to pull her out, while my daughter's heart rate was dropping. I was too young to realize the possible ramifications of all this, but thank God my mother was in the room, praying non-stop. And after 22 hours of labor (we won't go there!) I gave birth to a 6 pound, 1 ounce, mostly healthy baby girl. What could have been the worst possible scenario was probably avoided, once again by the prayers of my parents. My daughter spent a week in the neonatal ICU because first of all, she didn't want to eat, and the doctor wouldn't let her go home until she drank 1 full ounce of formula; and then she got jaundiced and had to be placed in the little plastic bed, under the lights for a few days. I was allowed to come in and feed her every 3 hours.  (All that obviously didn't stunt her growth. She's been 3 inches taller than me since middle school.)aerobics

So back to the eating disorder. After giving birth, and going straight back to teaching aerobics only 2 weeks after having my daughter, I eventually started binging and purging again. But this time it was much worse. I was probably experiencing postpartum depression but that was another thing you didn't hear about at that time. And this time the binging and purging was completely out of control. I was so ashamed that I had let this happen again! I didn't want to go to my parents for help, so I tried quoting scriptures and believing for healing on my own, to no avail. (Matt 18:20) Then I went to the leaders at our church but I could tell they didn't know how to deal with this. But I was so out of control, and was now responsible for an infant! So I called my parents and had to tell them that it had started again.

I had now moved back to Daytona Beach, and my parents were pastoring a church in Crescent City. During the one hour drive to their church, I was crying and completely humiliated and couldn't understand why I couldn't just stop this, and why it was so much worse this time! (Answer=Luke 11:24-26)

But God is so incredible! Once again, my parents prayed, and once again, I was IMMEDIATELY set free! And I have been free from that horrible shame and sickness ever since then. BUT, remember what I said about people replacing the original sickness with exercise. I hollywoodwent through many years of extreme exercise. And THAT can be justified by being healthy, staying fit, staying thin, etc.

The scariest part about eating disorders is, they are now hitting men and women of all ages. I had chalked it up to youth. But when adults, whose brains are fully developed, know the damage they're doing to their bodies, yet they allow themselves to fall prey to these life-threatening disorders, that tells me that a lot of people need to turn off their televisions, stop buying fashion magazines, stop going to the movies, and basically stop buying into what Hollywood is portraying as beauty! Try praying for self-discipline and good health instead!

Wow, this post is turning out to be much longer than I had planned. My plan was just to warn everyone of the long-term repercussions of Anorexia and Bulimia. I wasn't planning to give this much detail about my past experiences with an eating disorder. But I'll assume God had a reason for that too ;)

I'm now going to provide you with a list of possible things that can happen to your body when it is forced to endure long-term eating disorders and loss of vital nutrients. Thankfully, my bouts with bulimia were only for 1 year the first time, and a few weeks the 2nd time.

First, the short list. Malnutrition, dehydration, edema, muscle atrophy, TMJ, insomnia, hyperactivity, loss of hair, amenorrhoea, fatigue, depression.

Now for the critical, if not life-threatening problems and after-effects.

  1. Heart problems. (This is how Karen Carpenter died.)
  2. High or Low Blood Pressure
  3. Diabetes
  4. Seizures
  5. Liver Failure
  6. Cancer
  7. Anemia
  8. Paralysis
  9. Decay of the teeth and gums
  10. Depression
  11. Suicide and/or deathfamily

For my final words, I can't speak from personal experience on this one, but it's just as severe as eating disorders and has even been called "this generation's eating disorder" and that is "cutting". I know a young woman whose arms look like she's been in a car accident. I don't know what she used to cut herself, but some of the scars are 1/2 an inch wide. And the reason teens and young people are doing this stems from severe emotional pain. I have a heart for teens, because I remember how difficult those years were. But most adults can't relate to teens and they don't even try. They just judge them for how they look and what they're wearing.

I'd like to issue a challenge to you all, and that is to try to remember how extremely emotional your teen years were. Even if you were the most popular kid in school, you can recall the extreme pressure to keep up appearances. And the kids you see that are dressed in black, with piercings in strange places? They too are keeping up appearances for their circle of friends. That may be the only group of kids that reached out to them, and now they have to fit in. We, as adults, should try to make the youthful years of the children we encounter, easier for them to bear. We shouldn't make those years harder by judging them. Let's take this a step further. Try this little test. The next time you walk by a young person who is dressed or acting in a way that makes you uncomfortable, if you can make eye contact with them, why don't you give them a smile. I think you'll be surprised at their response. If anything, that young person will be more surprised that you smiled at them, than you are at how they're dressed.

And if you know anyone who has an eating disorder, or if you suspect they might, why don't you try accepting them the way they are, so you can open a channel of communication. Pray for the right timing; pray for God to prepare their hearts to receive; and pray for God to give you wisdom and the right words to say. Because there are now web sites and videos that encourage eating disorders! Don't believe me? Check out these links. House of Thin, Pro AnaWikipedia info on Pro Ana, These people are calling eating disorders a "lifestyle", not a disease!

Watch these Videos; both for and against "Thinspiration"

I totally did not mean for this to sound like a sermon, but that's how it turned out. I don't feel like re-writing the whole thing, so I pray that you take from it what God would have you hear. And I pray that you're able to help someone in need.

And remember, when God heals or delivers you from something, He doesn't do anything half way. I was healed completely! I have suffered from none of the after-effects that are listed.  We all need to be less selfish and self-absorbed. We are surrounded by hurting people. Try reaching out. And if your hand gets slapped, reach out again! It's not about you! It's about helping people in need.

21st Annual Daytona Beach Boat Show (Part 2)

boat

Last week I wrote a post to let everyone know about the 21st Annual Daytona Beach Boat Show that was happening this weekend at the Daytona Beach Ocean Center. You can read that post here: 21st Annual Daytona Beach Boat Show

I think you'll find this next part fascinating. It's a little bit of my history. I promise it's not boring!

For 22 years (since I was 18 years old), in addition to whatever full-time job I was working, and sometimes AS the full time job, I taught hi-lo aerobics, then Step aerobics, then aquatic aerobics, then Spinning, then yoga... You get the picture. Anyway, around 12 or 13 years ago, there was this guy who would take my classes off and on. He would attend for a while, then disappear for a few months. But heHudson Force 50 always resurfaced eventually. I eventually found out he lived on a sailboat. It was a Hudson Force 50. (Ever see the movie, Captain Ron?) He had sold a profitable business and bought a boat. He was now taking an extended sabbatical as he sailed up and down the east coast of the U.S., to the Bahamas, to Mexico, etc. That was why he would disappear for a while.

To make a long story short, I'm now married to that man. So, since Valentine's Day is next week, and since when you live in a tourist-based town, you never know what's going on (unless you're a blogger), I figured it was a safe assumption that Mark was not aware of this weekend's boat show. So I bought tickets and surprised him with them.

Knowing that it wouldn't take us long to tour the show since his sailing days are over, (can someone say "mid-life crisis"?) and that he's not interested in buying another boat, we didn't go until the last couple of hours. The entire Ocean Center was almost empty and we pretty much had the place to ourselves. So it took even less time! AND there were no people in the Ocean Walk Shoppesway of my boat pictures.

Since it was still relatively early, we then walked across the street to the Ocean Walk and Boardwalk. It was fun to wander around and do a little bit of tourist -watching. Why is it that most people tend to not visit the attractions in their own home towns? We can wrack our brains, trying to think of places to go when there are plenty of things to do, just a few minutes from home.

We did all this is just a couple of hours and I got plenty of photos and video footage. I haven't had time yet, to download the photos from my camera cards or do any video editing, so I'll have to post those at another time. Sorry!

If you're interested in buying real estate in Daytona Beach, I'd love to help. Make a Smart Choice and contact Lisa Hill for all your real estate needs. I'm a Daytona Beach native (a rare breed!) and have sold homes in every city in east Volusia County, most of west Volusia and even one in Flagler Beach. I hope to hear from you soon!

Great Reasons to Move to Port Orange, Florida!

THE Port Orange Real Estate & Community Event Blog. By Lisa C. Hill, "THE SMART CHOICE!"

Lisa Hill Port Orange Realtor
If you’re considering a move to Port Orange Florida, here are some great reasons to buy real estate in this area.

First of all, you have the opportunity to work with a first-class, award-winning, REALTOR®.

(That would be me) top producer realtor

But I’d also like to share with you, some of the many things this family-friendly city has to offer.Port Orange park

If you arrive at Port Orange from I-95, you’ll be looking at a sign indicating that the street right in front of you is named Dunlawton Avenue if you go east, toward the ocean, and it’s named Taylor Road if you turn west, toward Spruce Creek Fly-In, a lot of new construction, and many homes with acreage on the outskirts of town.

If you’re interested in new construction, I have information on the builders, maps, floor plans, price lists and anything you may need to buy your brand new home. The only other thing you’ll need is ME to represent your interests and help with negotiations, if a particular builder is willing to negotiate. Some of them are offering incentives in lieu of price negotiations, but it can’t hurt to ask. That’s where I come in. I’m here to help make the transaction run more smoothly, and look out for YOUR interests.

I’ve sold many new construction homes in this area, but I’ve only recently started blogging about them. I’ll be doing more of that in the future. In the interim, you can read these posts about a couple of new developments in the area.

Port Orange’s motto is “Unique by Choice; Not by Chance”. The primary focus in the original planning was to have a family-friendly city. This is evident in the wide sidewalks, many parks, and the overall feel of this fabulous town that I too, call home.
Port Orange City Center lake and fountain
Now that you know the basics, and since you can look at houses or condos when you get here, as well as use my web site to find more information until then, let’s make this post a little bit more interesting. Let’s talk about what Port Orange has to offer!

On Taylor Rd., (west of I-95) the construction is occurring on not just houses, but on the roads, gas stations, shopping and more. There’s a LOT to offer there, but for now, let’s turn toward the beach.

When you pass under the I-95 overpass, onto Dunlawton Avenue, you’ll immediately see a Super Target (Yay!), Panera Bread (Yay again!), Chick fil A (I think you know my reaction) and several other necessary stores. As you continue, you’ll see the perfect stores to get you started on the preparations and decorations of your new or resale home, like Lowes, Home Depot, and a WalMart Super Center. Also on Dunlawton Ave.,Port Orange library you’ll find a hospital, medical specialists, the entrance to Port Orange City Center and Palmer College of Chiropractic, every type of restaurant imaginable, and even a Smoothie King! (My favorite flavor is Banana Boat®) I could go on and on, but now that I’ve gotten to Smoothie King, I’m going to focus on that plaza. In that one plaza, you’ll also find a Merle Norman Studio (another one of my favorite stores), Tijuana Flats, Wine Styles, Leslie’s Pool Supplies, Firehouse Subs, Monterey Grill, Marble Slab Creamery, Bella Nail Spa, Learning Rx, and Paytas Homes (a local builder).

I focused on this plaza for starters because a couple of my favorite stops were there, but also to give you an idea of what you’ll find when you live in Port Orange. Bear in mind, I described just one, small plaza. And right next door is an Assisted Living Facility, and across the street is a Sylvan Learning Center, Lab Corp, 5 Star Day Spa, and a Pilates Studio.

I promise this won’t continue on forever, but to mention one more location, my office, Adams Cameron & Co., REALTORS® is not much further east, at 1100 Dunlawton. And we share a parking lot with Chili’s, Stonewood Grill and Coquina Bank. And all this is right in front of the fabulous community of Countryside. I can see the community lake and clubhouse from the back windows of our office.

Want to know more?
You’ll have to read some of my previous posts. I guess I’m a little bit obsessed with Port Orange because I have quite a few. Why? Because Port Orange is a great place to live!

Daytona Beach Special Events

Daytona Beach Real Estate & Community Events blog. By Lisa C. Hill, "THE SMART CHOICE!"

buy Daytona Beach condo for saleAs I was driving around the Daytona Beachside showing condos today and wondering why traffic was so heavy (I found out on the way home), I got to thinking that I should post this blog. Over the next couple of months, we will have Bike Week, Race Weeks, Spring Break, Black College Reunion, Canadian Spring Break, and other events in addition to the traditional, annual events.

As a result of these special events, the city will be blocking roads and re-routing traffic for each and every event. You can count on the fact that there will be something scheduled, somewhere in the area, at least every weekend and sometimes during the week as well, which brings me to the point of this post.

Until we're past all the special events you should check to see if the traffic patterns have been changed. One time, many years ago, I got stuck for 2 hours, in the same spot because I didn't know that the road ahead had been closed.

Here are some places where you can check the local traffic reports.

If you're planning to attend any special events in Daytona Beach, or if you're a local resident, save yourself a lot of headaches by checking the traffic patterns and any potential road blocks.

As for the heavy traffic I experienced today while showing condos to potential buyer? Well it got worse on my way home. As a matter of fact, I found myself having to drive way around the route I would have chosen. Why? Apparently Daytona Beach decided to have their own Mardi Gras today.

You never know what you're going to encounter in Daytona Beach. Do yourself a favor and check the traffic reports.

To buy or sell real estate in Daytona Beach or any of the surrounding cities, make a Smart Choice and contact Lisa Hill. Visit my web site today at www.DaytonaBeachRealEstateSales.com.

Awesome Open Houses!

buy real estate in port orange
Every so often, Adams Cameron & Co., REALTORS® has an "Open House Extravaganza!" Last weekend was one of those times. Now as you know, for this year, I've made the decision and coined the phrase "Real Estate is Great in 2008"!

Right after Christmas my business started picking up, and it has continued to do so throughout the month of January.

Now, back to our Open House Extravaganza. Our company took out a full-page, full-color ad in the Daytona Beach News Journal and every house in the ad was held open. The last time we did this a few months ago, it was a complete bust. But this one was completely different. One of our agents had 30 people come through!

I personally had 8 couples view my listing at 822 Bayridge in Port Orange and one of those couples is very interested! AND I'm now working with another couple to help them find a new home. They're currently renting a house in my own neighborhood.

So as I said in a previous post, I'm going to have a great year because I'm claiming it, saying it, praying it and believing it. And Real Estate is Great in 2008, as determined by Lisa C. Hill!
