Daytona Beach Real Estate Sales History, 2000-2009 (Year-to-Date)

For Daytona Beach real estate buyers: I believe you'll appreciate this information, which will help you determine the value of your next potential home, and how much to offer and/or invest, whether it's a house, manufactured home, townhouse, duplex or condo. The following chart contains data from the Daytona Beach REALTOR® Association, and shows the total sales-to-date for the city of Daytona Beach. (As of June 1)

As you can see, 2009 is showing an increase in the number of properties sold in Daytona Beach, over 2008. To be exact, so far, 2009 shows 45 more homes sold, over last year. We'll continue to watch these numbers throughout the year, and hope that Daytona Beach real estate sales continue to improve!

Brief synopsis for Daytona Beach real estate: For the city of Daytona Beach, 2004 was the most productive year for real estate sales, by just a hair. With only a difference of 4 sales, both 2004 and 2005 were almost equal at the peak of the Daytona Beach real estate market. I began my research with the year 2000, and real estate sales increased slowly through 2004/2005. 2006 began a drastic drop in Daytona Beach real estate sales, with 2007 dropping even more, then even more of a drop in 2008! But thankfully, 2009 has shown the 45 sales increase as I mentioned above. The only down side now is that while 2009 is (so far) showing improvement in the real estate market, the totals for the last 3 1/2 years are well below each year, dating all the way back to the year 2000, which is as far back as my report for Daytona Beach goes (for now).

First Time Home Buyers 2009, $8000 Tax Credit

A Very Different Real Estate Blog, by Lisa Hill. Variety is a Good Thing

My daddy and my daughter-Grandpa and grand daughter As you all know, this is my real estate blog. But sometimes we like to change things up a bit. And today is a perfect day to combine some of our (my) favorite things. Around here on Active Rain, on Sundays we like to do a little thing called "Speechless Sundays". Speechless Sundays are like Wordless Wednesdays. We post a photo with no description of it, and you have the privilege of interpreting the photo in your own way.

But this Sunday is extra special. Today is Father's Day! And I have an awesome dad. My parents only live about 20 minutes away from us. (We're all in the Daytona Beach area.) So after church today... after getting a new key for a Short Sale listing and placing a lockbox on it, I stopped by to visit with my parents. It's not like we don't see each other all the time, so it was just a casual visit, so I could give daddy a Father's Day card.  I was also able to check on a condo I have listed to rent, in the same condo complex where my parents live. What can I say? I like things to be convenient and orderly ;-)

So we all had a nice chat til Daddy fell asleep in his brand new, comfy, leather recliner. His rhythmic snoring was a comforting back-drop to my conversation with my mother. Ahh. Good times. Do you feel the love? LOL!

daughter granddaughter grandchildA little while later, we got a kick out of watching some, umm, interesting people in the community pool... I'm not sure I even have words for the "pool dwellers". LOL

So Happy Father's Day to all you Fathers, and Fathers-to-be. I hope your children love and appreciate you as much as I love and appreciate my daddy. And yes, at 41 years old, I still call him "daddy". What can I say? I am a daddy's girl.

REAL ESTATE SECRETS THE AGENT MAY NOT TELL YOU (Originally published September 6, 2007.  The market has changed dramatically and so have some of the tips below.)

WHAT A REAL ESTATE PROFESSIONAL MAY NOT TELL YOU CAN BE
DANGEROUS TO YOUR HOME BUYING HEALTH.

Sound serious??  We hope so. The important thing is for us to get your attention before you hit the road with a real estate agent that may not be working in your best interest. Consider the following:

Secret: Dark roofs often do not last as long as light colored roofs. Further, light roofs reduce air conditioning costs by  Homes in MD and VAreflecting sunlight.  Your home inspector will estimate the remaining expected life of the roof as a part of the home inspection. 

Secret:  Attics were meant for ventilation.  If you store belongings in the attic of a home, you may reduce the life of the roof.  Ventilation prevents moisture and mold growth in attics. 

Secret:  If you put flooring over the insulation in your attic floor, you may reduce the insulation properties of the material.  Insulation works best when loose and deep.

Secret: Interest on your mortgage loan and real estate taxes are deducted from your gross income before computing your income tax. Wow.

Secret:  Your home inspector cannot order repairs.  Unless agreed in writing, the seller can agree, refuse or negotiate repairs. 

Secret: The agent's whose name is on the FOR SALEsign in the yard has promised the seller that he/she will get the best price for the seller.  The only information required of a seller's representative would be "material defects".  General condition of a property should be obtained the a home inspection with a contingency to void the contract if the house has serious maintenance, structural problems.

Secret: You can avoid Private Mortgage Insurance with down payments of less than 80% by using the 80/20 loan or 80/15/5 loan.  Many loan instruments popular in the past that helped home buyers avoid Private Mortgage Insurance are no longer available.  FHA and VA financing has gained in popularity with higher loan limits. 

Secret:  Radon inspections are inexpensive and Radon remediation averages about $1,500 or less.

Radon Map Zone 1 = High

Fix your home if your radon level is 4 picoCuries per liter (pCi/L) or higher. Radon levels less than 4 pCi/L still pose a risk, and in many cases may be reduced.

Secret: Earnest money deposits may be forfeited if a buyer falsely represents his/her financial ability to obtain financing.  Buyers who do not cooperate with the financing paragraphs and cause the seller to keep the home off market have caused the seller serious damages and may not get their earnest mondy deposit refunded.

Secret: Real estate agents who work for companies that own lenders, title companies, termite companies, etc. often receive benefits for referrals to those affiliates. 

Secret:  Termite Warranties do not protect your home from termite damage.  Termites cannot read.  Get a termite inspection

Secret: The advertisement for homes for sale in the newspaper, home magazines are placed there by the agent that works for the seller.

Secret: Sellers cannot hide material defects by not providing a Property Condition Disclosure Statement. A material defect is a condition that would or may affect the value of the real estate or present a safety hazard.

Secret: Oral statements are not binding. 

Secret: There is no cooling off period or rescission period unless it is written into the contract. Once the contract is signed and accepted by both parties, it is a legally binding document.

Secret: Personal property does not convey with the real estate. Washer/dryer, etc.must be written in the contract to convey.

Secret: In most states, agents must disclose in writing which party, if any, they represent.

Secret:  When sellers with dog and cat pets move out, they often leave a growing infestation of fleas behind.

Secret: In most states, real estate conveys "as is", meaning - What you see is what you get. However, at the final pre-settlement walk through, appliances, heating/cooling electrical and plumbing must operate as the manufacturer intended.  The "as is" condition may be conditioned on an acceptable home inspection.

Secret: If the furnace filter is very dirty, that is a good indication of poor maintenance.

family homeSecret: Carpet replacement does not always eliminate pet odor.  Carpet "allowances" may not always be permitted with certain types of financing.  Serious home inspections should be made of homes for sale with pets in residence. 

Secret: Home owner additions may not have been code/safety inspected by the county. Who inspected the homeowner installed electrical wiring behind that finished basement wall.  Subsequent owners may have to remove additions, upgrades, etc. if code violations are discovered.  Or, the county may perform "after the fact" code inspections.

Secret: Foreclosures do not always (or even often) sell for less than market. They often sell for more than similar homes in the area.  Foreclosures are usually priced based on an appraisal or comparable sales in the area and then "discounted" for condition. 

Watch out for pet odors when selecting a home to buy.

Secret: Most new home contracts do not have financing contingencies for buyers.

Secret: Conventional loans with less than a 20% down payment usually will require that buyers pay for Private Mortgage Insurance; FHA loans are insured by HUD; VA loans (or a percentage of the loan) are guaranteed by the Veterans Administration.

Secret: Only a buyer's agent can help you negotiate the best possible price, terms and conditions for a home you want to buy. Seller's agent (listing agent) is obligated to obtain the best price, terms and conditions for the seller.

Secret: Homes constructed prior to 1978 may contain lead based paint. You can have a home inspected for lead based paint before or after settlement.  Sellers do not have to agree to mitigate lead based paint.

Secret: Termites gain access to many homes through mulch used in landscaping beds.

Secret: Most co-workers fib about their commute time.

Secret: Offers to purchase real estate that are not in writing may not be enforceable. 

Secret:  Offers to negotiate the price of a home listed for sale have a much higher likelihood of being accepted than an oral offer. 

Secret:  Short Sale contracts between a buyer and a seller/owner are contingent on acceptance by a "third party" which is the owner/seller's lender.  A buyer may cancel a short sale contract up until the time a seller's lender has approved the contract and the buyer's deposit money should not be deposited until the owner/seller's lender has removed the "third party" contingency. 

Secret:  Foreclosures sold by banks favor investment buyers using with cash or with high down payments, no home inspections and/or quick settlement times.

How Would You Answer This Question? Did the REALTOR® Lie? Is That Even the Issue?

    Daytona Beach REALTOR® Answering Questions for Consumers. By Lisa Hill, "THE SMART CHOICE!"

door to your new homeIf you're familiar with the Trulia real estate site, you may know that REALTORS® can setup their accounts to e-mail them with any questions that have been posted in their areas they work. I have Trulia setup to e-mail me when questions have been posted about real estate in Volusia county, (although I only work in East Volusia county IE: the Daytona Beach area).

This evening while I was blogging, a question popped up in my e-mail from a home owner in West Volusia county; specifically, Deltona. I'm posting this here for anyone to comment on either my blog, or on the home owner's question (or both). I'm doing this because this particular home owner is very disgruntled, and blaming her REALTOR® for her choice in the home she bought in 2005. I know. 2005... OUCH!

Here's a link to this home owner's question titled "REALTOR® lied to make profit?"  IMHO, this particular purchase was not about the REALTOR® lying to make a profit. It was probably what this REALTOR® genuinely believed to be true... which is that Deltona was a great place to buy a home. But this home owner is now unhappy with the purchase, and is apparently placing all the blame squarely on the shoulders of the REALTOR®. The owner's complaints?door to your new home

  • Her husband has to pay to drive to work on the turnpike to Orlando. 
  • They hate Deltona. (No details on this.)
  • She doesn't trust REALTORS®. (I don't know why.)
  • The house is now not worth what they paid for it in 2005. (*sigh*)
  • She now has bad health because she's so unhappy.

There you have it. I know some of you may find it hard to leave a polite response, but how about you try?  ;-)  I know, and most of you know, that the majority of REALTORS® are professional. And unless this woman's REALTOR® wasn't working very hard, and was desperate for a sale (which would be very difficult in 2005) it's not likely that they "convinced" this home owner to buy where they are. I don't know about the rest of you but I've never had much luck (well, I've never really tried) in pushing a buyer into a particular location. However, there is one factor that should be known about Deltona. It's less expensive than the surrounding cities. Get the picture?

So here's the response I left this distraught home owner. Yes, I know. It's long. But I hope it sets an example of being truthful yet compassionate. At least that was my goal. If you'd like to offer me some constructive criticism on my response, in light of my intentions, I wouldn't mind hearing it.  =)

"I'm sorry to hear you're so unhappy. But there is a very good chance that your agent really believed that Deltona was a good way to save money if your husband was going to be working in Orlando. A lot of people buy in that area for that very reason. Also, Deltona's prices have always been lower than the surrounding cities. Sometimes we have no choice but to buy where we can afford. It stinks, but we all have to deal with that, at one time or another.

As for trying to determine when the values will increase, none of us can predict that until after it has started happening. But it's highly unlikely that you overpaid. 2005 was the apex of the real estate boom for central Florida. You probably paid the amount that was the value of the home at that time. Real estate has never been a static-valued product. It always has, and always will be unpredictable. But what happened in this last sellers' market was unprecedented. We've never seen anything like it before, and we probably never will again. It's going to be a long time before the values of 2005 come back around. Unfortunately, we now have even bigger problems. Banks are dropping like flies, and of the ones that are still in business, most are insisting that buyers put down 20-30%. At the same time, people are making less money or losing their jobs altogether. But the problem is still bigger than that. We've been in a recession for over a year.

I really do feel for you. It's been hard for me to see so many people lose their homes, jobs, and investments. My own wainscotingfamily has lost a tremendous amount of income from both my job and my husband's job, and our investments are precarious. But I'm thankful that we're not losing our home. Our family has realized just how much we were taking for granted, and how spoiled we had become. We've cut out everything that's not a necessity, and are still looking for more ways to save money.

But please don't make yourself sick! I've had severe Fibromyalgia for 9 years now. It's very painful, and if I let myself dwell on negative things, the pain only gets worse. So I choose to think positively. I dwell/focus on what we do have, instead of what we don't have. And we give thanks for every little thing that brings us joy, no matter how small. My daughter went on a missions trip to Haiti a couple of years ago. What she saw and told us about just reinforced our understanding of how many reasons we have to be thankful.

I hope you and your husband are able to find joy, regardless of the circumstances. Feeling sick and miserable is not worth it when you can't change the circumstances anyway. I can think of a few positive things for you... you're close to DeLand, which has a beautiful downtown area to visit. The St. John's River and several springs are close by, you're only about 40 miles from Daytona Beach, your husband still has his job, you have your own pool... I'm sure there's much more. And I hope you know that I'm just trying to help you cheer up and see how blessed you are, compared to so many other people. It could be a lot worse!

** Adding this after reading several comments. It's ironic that most of you thought I was being too compassionate. I say it's ironic because I'm usually the one to slam the door on everyone. LOL!  However, in my own life, I'm going through an internal shift. I'm trying to be more understanding of others. I don't know enough about this woman to pass judgment on her, and I agree that she was venting. But we know that the public opinion of everyone involved in the real estate industry is pretty low right now. Many of you mentioned that this woman just wanted someone to blame. I agree with you on that.  But rather than lash out in return, or wait until others who are not in the industry come along and start a major Bash Fest, I felt that at least one of us should... point out the obvious, without being mean. I say this because if we snap at her, we just look even worse in her eyes.

Oh, and yeah. I usually do just ignore these types of questions or comments on Trulia. But I've noticed that usually ONE of us always leaves a calm, rational answer. And that works out pretty well ;-)  We don't gang up on them, and we don't all ignore them. We kind of take turns. I like it when I see that  =D

*** Have to add one more note. My comment about not liking Deltona is because I really just don't like it. It has nothing to do with any other agent. I tried to subtly let this lady know that I know she bought in Deltona because the prices are lower. My reasons for not liking it are because I got lost there one time, and then some crazy young people in a car started chasing me down the road, and I couldn't figure out what I had done to offend them. I was alone and scared since I was lost and there were no other vehicles around. So that's my reason, and I did say it was just a matter of personal opinion.

**** One more edit >.<  lol.  Since so many of you felt I shouldn't voice my personal opinion about an area, I changed that part of my response to this woman. I don't want her to feel I was judging her.

I received an e-mail from Trulia, with a question from a distressed home owner, and I felt obligated to answer. Once I finish this post, I'll post my next one, featuring the Trulia question that distracted me, and I'll ask others to add their 2 cents in helping to cheer up this unhappy home owner. But for now, here's my photo for (yesterday's) Speechless Sunday... Hmm.  I just realized that not only is this post not on Sunday, it's not even "Speechless" LOL!! Wordless Wednesday Explanation for my Readers. Hungry Anyone?

food at the fairIt's good to have variety. For my readers who are wondering what this "Wordless Wednesday" stuff is about, I didn't come up with this concept.

Just what is this "concept"? The idea is to insert posts into our regular blogs, that are all about one particular photo. There are many Active Rain participants who have been following this idea for quite a while now. But I only started a couple of weeks ago. And I'm loving it! I don't know why I didn't start partcipating sooner.

A bit more information... When participating in Wordless Wednesday, if Active Rain bloggers want to include their posts in the Active Rain, Wordless Wednesday Group that was created for these blogs, there's only one primary rule. That rule is that you're not allowed to provide ANY description of the photo in the post!

Sooo, as we go from week-to-week, you may not always know what you're seeing in the photo. But hey, guessing is half the fun!  =)  That being said, here is my photo for this week's Wordless Wednesday.
