I'm working with international (Swiss) real estate buyers who are here to buy investment property, and enjoy the Bike Week fun. Why not mix business with pleasure? That's a great way to make your vaca a write-off!

I met these real estate investors during last year's Bike Week. I've been in contact with them all year via e-mail, Skype video calls, and our trusty Multiple Listing System; and this year they're ready to buy real estate in South Daytona and Port Orange.

I've put these buyers in contact with a real estate attorney who is helping them create a LLC for their investments; they've been receiving listings from our automated MLS feature that e-mails them properties of interest; they've narrowed down their list in advance; and now they're ready to take the leap.

On Thursday of this past week, we spent a few hours checking out the properties they had chosen from the MLS e-mails, and we added a few more. (Insert weekend Bike Week's weekend festivities here) On Monday we'll be viewing a single-family Daytona Beach Bike Weekhouse in South Daytona, and they'll be meeting with a real estate attorney to create their corporation and receive additional advice on the legalities they need to know. Then they'll then be ready to start making offers on real estate of interest to them. Then we can take a closer look at the potential investment properties they've chosen. Next, we'll crunch the numbers to find which real estate properties yield the best return on their investment capital, and they'll continue to enjoy the Bike Week festivities in-between real estate appointments ( perhaps I have that reversed). Why not? We have plenty of time and inventory and with social networking simplifying the process, once they've made their decisions, we can continue the process past their date of departure if necessary.

These are some really great guys, and we even stumbled upon some unexpectedly fantastic properties in our search this week. So if you have any vacant land zoned for multi-family in South Daytona or Port Orange, contact me ASAP! I have the buyers here now! But they're also looking at single-family homes as well (in the same areas), AND might be making an offer on a Short-Sale Condo in Port Orange. Of course, they're looking for a good buy. Distressed properties are of interest, but if you have a real estate listing that's just a "good buy", let me know. You just never know what they may decide to add to their list.

These fun guys real estate investors have been working this way for many years, from Switzerland to Croatia. This agent was truly an asset to the real estate profession!

                           Be the Best YOU that you can be, for your Real Estate Customers

A little while ago, I read this blog post by Gary Woltal called "Is Your Camel Parked in the Right Desert?". I felt the need to share it, because it spoke volumes to me.

As REALTORS®, most of us are constantly trying to better ourselves. We read and study and learn, with the intention of bettering ourselves, and providing better service to our fly high and soar like a birdcustomers. We even do our required continuing education, plus study for even more real estate education and designations. All this is good for us, and for our real estate customers!

But how often do we blame ourselves for not being "top dog" ... "perfect" ... "all-knowing"  or even at the "top of the heap"? Well just a lick of common sense is all we need to know that perfection is not attainable. And according to the bible, in Romans 8:1-2 we're told "1Therefore there is now no condemnation for those who are in Christ Jesus, 2because through Christ Jesus the law of the spirit of life set me free from the law of sin and death."

So perhaps as we better ourselves, we should also remember to embrace our strengths. We all have gifts and talents that are different from each other. This world would be a boring place if we were all the same.

Let's also not forget that it's each of our unique personalities that cause different real estate customers to be drawn to different real estate agents. It's not just about facts and figures. We DO need to know our facts and figures, but we also need to be ourselves. And confidence comes from knowing and embracing who we are.

So be yourself. Embrace your unique talents and abilities. Better yourself! Then bring all you are, and all you can be, to your real estate customers, to your families, and to the world. The real estate industry is STILL a personal, one-on-one industry.

Professionalism, knowledge, confidence, and dedication are desperately needed by our real estate buyers and sellers.

  • A couple of roommates who'd like to lease a 2 bedroom condo in Daytona Beach, South Daytona or Port Orange for less than $1000 per month.Daytona Beach area condos for sale, lease rent
  • A small family who need a 3 bedroom house in Port Orange or South Daytona for (preferably) less than $1200 per month.
  • Another family who would like a 3 of 4 bedroom house in Port Orange or Ormond Beach, for around $1200-$1500 per month. If the home has a pool, that would be even better!

Speechless Sunday. Another One to Embarass My Daughter =D

       Speechless Sunday - More (hopefully) Embarassing Photos of My Daughter Series =)

Yep. I'm continuing with my quest to embarass my daughter, by posting silly pictures of her when she was younger. (Love the braces with the blue bands in this one)

But this photo is somewhat bitter-sweet. We love guineq pigs in our house. But this one had upper respiratory problems the entire time we had her. We tried everything. But she only lived a few months. And this is one of the few pictures I have of her. She had burrowed into the sleeve of my daughter's nightgown and just stuck her nose out. lol. I thought it was adorable. As for her short little life, I viewed it as her having the best home she could have, with people who loved her and took good care of her. I'm glad we were able to share our love with her sweet little piggy personality. =)

As a follow-up to my recent post titled "Ponce Inlet Real Estate Listings and Sales 2000-2009 Market Report", I decided to write this post, which shows just how many of the 2009 sales were foreclosures and short sales. Once again, I've included a bar graph. And for statistical purposes I've also posted the actual numbers of how many of these real estate sales were along the lines of foreclosures, pre-foreclosures and short sales.

As indicated in the bar graph, for the city of Ponce Inlet, the 2009 real estate Foreclosure Sales and Short Sales were not as high as some other cities in Volusia County. For example, a significant number of the 2009 real estate sales for the city of Daytona Beach were NOT traditional seller-to-buyer sales. But Ponce Inlet had a lower number of foreclosure sales and short sales, which is good news for Ponce Inlet real estate sellers.

SHORT SALE MARKET EVOLUTION - GMAC SOLUTION TO FALSE BUYERS

             Short Sale Solution? NOT!   Banks Taking Advantage of Customers?  Apparently!

The most arrogant, blatant disregard for the welfare of our real estate buyers and sellers that I've seen so far. And that's saying a lot! Buyers AND Sellers Beware of this short sale plot!

KUDOS to GMAC mortgage.  Their new criteria for short sale consideration is that all contracts with buyers must have a clause that requires the deposit on buyer default to go to GMAC.

Here is the language GMAC wants if you have a short sale with them as the lender:

2-3% earnest money must be agreeable to buyer. Contingencies must be removed 14 days after we issue approval letter and earnest money becomes non-refundable. If buyer walks, buyer and seller must agree in writing that earnest money will be wired to GMAC.

      This development is clearly an attempt to stem the tide of buyers that are in fact "false buyers", and to create real, binding contracts with penalties for walking away.

This is no new concept.  In all traditional contracts for purchase and sale there are contingencies and once the contingency is met or waived, the buyer and seller are bound to the contract.  This has NOT been the trend in short sale contracts and I have written about the frustrations it creates over a year ago in SHORT SALE BUYER CANCELED CONTRACT EPIDEMIC - DIAGNOSIS AND CURE and MULTIPLE SHORT SALE CONTRACTS AND HOW TO AVOID THEM.

The short sale market has been a remarkable opportunity to see the evolution of business models in the finance and real estate economies that often take a decade or longer to develop - but we are seeing it happen in months instead of years.  It reminds me of seeing an entire planet evolutionary development be condensed from billions of years to weeks as in the movie Star Trek II: The Wrath of Kahn, where the Genesis project device creates an entirely new planet before our eyes. (See also the sequel Star Trek III: The Search for Spock).

 The short sale market is not as exciting as the movie - but its evolution is, as Spock would say, remarkable.

As a follow-up to my recent post titled "Port Orange Real Estate Listings and Sales 2000-2009 Market Report", I decided to write this post, which shows just how many of the 2009 sales were foreclosures and short sales. Once again, I've included a bar graph. For statistical purposes, on this graph I've also posted the actual numbers of how many of these real estate sales were along the lines of foreclosures, pre-foreclosures and short sales.

As indicated in the bar graph, for the city of Port Orange, the 2009 real estate Foreclosure Sales and Short Sales were not as high as some other cities in Volusia County. For example, a significant number of the 2009 real estate sales for the city of Daytona Beach were NOT traditional seller-to-buyer sales. But Port Orange had a lower number of foreclosure sales and short sales, which is good news for Port Orange real estate sellers.

As you can see by the sales numbers, Daytona Beach Shores fared better than the city of Daytona Beach, regarding the number of the 2009 real estate sales that were not traditional seller-to-buyer sales.
