Selling Tenant-Occupied Real Estate. Sellers and REALTORS® Working Together

Today I got a call from a Port Orange real estate seller who wants to sell her house, with the tenants living there while the house is listed for sale. Well, as a REALTOR®, I know that tenants can make it very difficult to sell a real estate listing. So of course this real estate seller and I discussed the possibilities, and options, and reasons to have or not have a tenant living in the house while it's for sale. As we finished our conversation, the seller is now considering her options, and deciding if the timing is right for her personal needs, regarding the sale of this Port Orange house.
After we finished talking, my mind was mulling over the many real estate listings I've had over the years that had tenants in them, and the multiple difficulties I've dealt with along the way. I also thought about the many houses I've shown to potential real estate buyers, that had NOT resulted in an offer, due to the shenanigans of the tenants. But in all my years in the real estate industry, there is one particular tenant-occupied house that in my mind, stands out from all the rest. This is a very good example of why real estate sellers should be aware of just what their tenants are up to!
Here is one way to NOT sell your tenant-occupied house... aka ways to scare away a buyer... and anger the REALTOR®!... Tenants beware; REALTORS® don't scare easily! And we will report your antics to the home owner. (OR, we can be on your side too, and help you find a new place to rent or buy!)
Here was the "themed" plan to scare away potential buyers...
- Circle of incense burning on the porch, OUTSIDE the front door, that entrants had to walk THROUGH, to get to the door. (Side note: the porch smelled nice)
- Occult books on bookshelves throughout the house.
- Satanic symbols hanging on the walls.
- Occult books laying on tables throughout the house.
- Bizarre paintings hanging on walls.
- Strange knick-knacks of creepy looking people, animals and mythological creatures positioned together in troubling poses.
- Tenants hanging around and giving us creepy looks, and refusing to say one word, in answer to any questions. (grrr)
- Upon 2nd showing of house... tenants upping the creep factor by now wearing "goth" makeup (both man and woman of age too old for such shenanigans); and occult t-shirt designs. (Additional side-note: the buyers and I had lively discussions afterward! lol)
So what did I do? I called the listing agent and reported the activity. Next, I went back to the house and gave the tenants a piece of my mind, WITH the listing agent's blessing. I asked the listing agent if she wanted me to call the sellers too. Thankfully, she was as strong-willed, and annoyed as I was, and said she would handle it! She called me back the next week to let me know the tenants would be completely moved-out by that weekend >=) (REALTORS® working together; the best way to sell real estate!)
The bottom line? Sellers, if you want to sell your house, condo, townhouse, or any type of real estate... you need to take control of the situation and be very clear with your tenants, exactly what type of behavior you expect from them. And REALTORS®, if you're going to list tenant-occupied housing for sale, YOU need to be clear and assertive when you relay information about the tenants, to the seller(s)... even if the tenants are friends of the seller(s)! (This can be a sticky situation) REALTORS®, with the myriad of expected difficulties in selling real estate in today's economy, it's not worth wasting your time on a listing that won't sell, when the seller is afraid to confront the tenants. If a seller really wants to sell a house, condo, townhouse, etc., there are certain measures that must be taken. And we (REALTORS®) don't mind helping you communicate with the tenants, as long as we're on the same page. Yes, there is a tactful way to handle every situation. We've all heard of "de-personalizing" a real estate listing so the potential buyer(s) can imagine themselves in their new "home". Needless to say, occult books, art, knick-knacks, and other such items, whether they're a ploy, or for real, need to be removed from a real estate listing.
