| Ormond Beach Real Estate, by Lisa Hill "The Smart Choice" for all your real estate needs |
I'm now on post number 6 (plus the additional post that compiled the information of the first 4) of my blogging series for each city in East Volusia County, providing real estate information on the available MLS listings; the types of properties, the number available, and the price ranges for each group.
For this post we're featuring the city of Ormond Beach, located to the north of Daytona Beach, with the city of Holly Hill in between Daytona Beach and Ormond Beach (but Holly Hill does not extend over the bridge/Intracoastal Waterway, to the "beachside" which is what Volusia County locals call the area between the Intracoastal and the Atlantic Ocean. It's actually a peninsula. And the city of Ormond Beach DOES extend to the beachside. Actually, Ormond Beach spans the largest area from west to east; greater than any of the other cities in the Daytona Beach area. There are acres and acres of farmland and country houses as you reach the west edge of the city... past the outlying subdivisions, all west of I-95. From I-95 to the Intracoastal you'll find many different types of houses, duplexes, condos and subdivisions. There are also some varied subdivisions(acreage, lake frontage, golf & more) as you travel north on U.S.1, all the way to the point where I-95 makes a turn and crosses U.S.1.
And then there are the beachside homes... so many beautiful, oceanfront condos, and houses within walking distance to the river or the ocean. And then there's the wonderful Ormond Library, the many parks and nature reserves and the fantastic Tomoka State Park on the beautiful Tomoka River.
All that being said, the previously mentioned real estate listings are found in the chart below. All information is from the Daytona Beach Area Association of REALTORS® Multiple Listing Service (MLS). Use this chart to get an idea of what it costs to buy a house, condo, duplex/townhouse... bearing in mind the location: some are on the ocean or river.

Hi Lisa,
Looks like you're on a roll covering East Volusia Co., good for you. Good information on Ormond Beach, I'm sure it's a great community. You have so many communities up and down your state, dotting the landscape I love it. I've driven it myself about 12 years ago, (up and down FL) and found it inviting.
Btw, that's quite spread of prices, just goes to show you how important water can be.
Lisa, your price differentials are huge. I guess the more expensive properties are on the water? I've not been to Daytona Beach, but I suspect it is much different than Arizona! ;-)
Hi Lisa - What an area that is! The range of prices is tremendous. Especially in houses; $47k to 8 1/2 million!
Very nice and complete report for Ormond Beach. . .looks like you are the experts there. .congrats
