Daytona Beach Bike Week 2010 - Ride the Loop in Ormond Beach

Well, today is the last "official" day of Daytona Beach Bike Week 2010. But we usually have a few hundred people who stay a little longer to enjoy our beaches as well as the biker's paradise at the fantastic "Destination Daytona".

So for those of you who don't have any plans for the ending of Daytona Beach Bike Week 2010, here's a suggestion. Try taking a leisurely tour of "The Loop" in Ormond Beach. If you're not familiar with it, The Loop is a peaceful, beautiful 17 mile stretch of little-traveled highway with graceful curves, sunny patches, large shade trees, marshes, over "Highbridge"... ironically, a very small bridge that takes you over the Intracoastal Waterway/Halifax River, then along the Atlantic Ocean on A1A. You're likely to encounter cyclists of the non-motorized kind as well =) The Loop truly is a site to behold; a thing of natural beauty.

What is it about the rain that brings the mischievous out to play?

Real Estate sales is the type of racket that leads one to bump bellies with all manner of folk. Over my years in the industry to date, you might say I’ve been sheltered. For all of the horror stories that float about a brokerage regarding the customer from hell, or the underhanded agent that shafts a fellow colleague out of a deserved paycheck, the instances in which I have encountered such REALTOR kryptonite have been few and far enough between to defy instant recollection. Challenges and difficulties, to be sure, but no readily recounted tale of woe regarding a true American consumer psycho. Either the good people of Scottsdale, AZ are simply of good stock, or my conscious decision not to hand out business cards at the dog track every Saturday afternoon as a central component of new client acquisition was prescient.

When the downturn in the market that first became evident in 2007 gave way to a full-fledged nosedive, however, a bunch of loose cargo in the back of our plane and overhead storage bins unloosed itself. Ending up in the aisles and on the laps of well-behaved passengers, we find ourselves wading through the cretinous stowaways in attempt to pull the decent home buyers and sellers from the acrid wreckage. Wouldn’t you know those oily ne’er do wells always seem to reach the emergency exits first; whooping it up as they slide to safety wearing a stolen oxygen mask. Don’t worry about granny in seat 46C. She can hold her breath for up to 18 seconds at a stretch.

To answer a few of the more “creative” questions I have fielded recently, I figured I’d simply draft a response to which all such future inquiries may be pointed.

No, I will not help you tie up a property with a straw buyer until such time that you can amass your down payment and/or financing. It’s a fraudulent offer, and one made in bad faith.

No, I will not write offers on 15 short sale properties at once for the same buyer. Short sales are frustrating, but it’s not just a numbers game. I will not grease the wheels to a seller's foreclosure by tying their property up with an offer you have no real intention of seeing to fruition.

No, I will not give you a guestimate on how long you can live in your house rent-free before your mortgagor initiates foreclosure proceedings. There are more than enough homeowners in need of loan modification or short sale assistance. I cannot in good conscience help you game the system and further bog the process down for those in true need of help.

No, I will not help you buy a property as a primary residence if I know that you have no intention of ever occupying it. There will be many dubious, and potentially fraudulent purchases made in the rush for the tax credit, but I won’t be a part of any of them.

No, I won’t secure a tenant for the property upon which you have stopped paying your mortgage. That “free money” that goes in your pocket until the bank forecloses and boots the unsuspecting tenant out carries a steep price.

No, I will not be party to any side agreement pay-out in a Real Estate transaction that does not appear on the settlement statement.

Rationalize such schemes all you like, but a treacherous climate does not excuse treachery. Not only does potential harm fall on specific parties, but on the greater good as well. Don't look to me to make my own biological contribution to the cesspool we’ve been forced to bathe in for many moons now. Moral and ethical constraints aside, for no deal is it worth ruining a hard-earned reputation and future livelihood. This is how I feed my family.

Your shenanigans are not worth my license.

Now, if you would kindly hurry up and slide into the waiting arms of the authorities below, there are good people on this plane who need my help.

Chilean Earthquake May Have Shortened the Length of Each Day?

Chilean Earthquake Shortens the Length of Earth's Days

Here's and interesting bit of science. Apparently, Saturday's Chilean earthquake (the 7th strongest earthquake in recorded history), because of it's proximity to the Earth's "figure axis", appears to have moved Earth's figure axis by as much as 3 inches, depending on which scientist is reporting his or her opinion. (The 3 inch number was found in a Yahoo.com article.) This is the equivalent of 27 milliarcseconds. Scientists believe this earthquake has increased the Earth's rotation speed. Thus, it may have actually shortened the length of time in our days by 1.26 milliseconds.

Although past earthquakes have been stronger, the location of this one may have effected Earth's physical mass since it was located near Earth's "figure axis" instead of it's "north-south axis". "Earth's axis also was pushed about eight centimeters away from its normal position by the earthquake on Saturday - one centimeter more than the displacement produced by the mighty Sumatra earthquake of December 2004." During the course of a year, our days are lenthened and shortened, depending on the time of year. But large-scale events have impacted our days in the past, and continue to do so even now. A quote from a CNN.com article on the aberration caused by the Chilean earthquake sheds a bit more light on it... '"Any worldly event that involves the movement of mass affects the Earth's rotation"; Benjamin Fong Chao, of NASA's Goddard Space Flight Center in Greenbelt, Maryland.' While this post has been strictly scientific, due to my fascination by this anomaly, we need to remember to pray for the people of Chile, and continue praying for the Haitians as well.

I'm working with international (Swiss) real estate buyers who are here to buy investment property, and enjoy the Bike Week fun. Why not mix business with pleasure? That's a great way to make your vaca a write-off!

I met these real estate investors during last year's Bike Week. I've been in contact with them all year via e-mail, Skype video calls, and our trusty Multiple Listing System; and this year they're ready to buy real estate in South Daytona and Port Orange.

I've put these buyers in contact with a real estate attorney who is helping them create a LLC for their investments; they've been receiving listings from our automated MLS feature that e-mails them properties of interest; they've narrowed down their list in advance; and now they're ready to take the leap.

On Thursday of this past week, we spent a few hours checking out the properties they had chosen from the MLS e-mails, and we added a few more. (Insert weekend Bike Week's weekend festivities here) On Monday we'll be viewing a single-family house in South Daytona, and they'll be meeting with a real estate attorney to create their corporation and receive additional advice on the legalities they need to know. Then they'll then be ready to start making offers on real estate of interest to them. Then we can take a closer look at the potential investment properties they've chosen. Next, we'll crunch the numbers to find which real estate properties yield the best return on their investment capital, and they'll continue to enjoy the Bike Week festivities in-between real estate appointments ( perhaps I have that reversed). Why not? We have plenty of time and inventory and with social networking simplifying the process, once they've made their decisions, we can continue the process past their date of departure if necessary.

These are some really great guys, and we even stumbled upon some unexpectedly fantastic properties in our search this week. So if you have any vacant land zoned for multi-family in South Daytona or Port Orange, contact me ASAP! I have the buyers here now! But they're also looking at single-family homes as well (in the same areas), AND might be making an offer on a Short-Sale Condo in Port Orange. Of course, they're looking for a good buy. Distressed properties are of interest, but if you have a real estate listing that's just a "good buy", let me know. You just never know what they may decide to add to their list.

Be the Best YOU that you can be, for your Real Estate Customers

A little while ago, I read this blog post by Gary Woltal called "Is Your Camel Parked in the Right Desert?". I felt the need to share it, because it spoke volumes to me.

As REALTORS®, most of us are constantly trying to better ourselves. We read and study and learn, with the intention of bettering ourselves, and providing better service to our customers. We even do our required continuing education, plus study for even more real estate education and designations. All this is good for us, and for our real estate customers!

But how often do we blame ourselves for not being "top dog" ... "perfect" ... "all-knowing" or even at the "top of the heap"? Well just a lick of common sense is all we need to know that perfection is not attainable. And according to the bible, in Romans 8:1-2 we're told "1Therefore there is now no condemnation for those who are in Christ Jesus, 2because through Christ Jesus the law of the spirit of life set me free from the law of sin and death."

So perhaps as we better ourselves, we should also remember to embrace our strengths. We all have gifts and talents that are different from each other. This world would be a boring place if we were all the same.

Let's also not forget that it's each of our unique personalities that cause different real estate customers to be drawn to different real estate agents. It's not just about facts and figures. We DO need to know our facts and figures, but we also need to be ourselves. And confidence comes from knowing and embracing who we are.

So be yourself. Embrace your unique talents and abilities. Better yourself! Then bring all you are, and all you can be, to your real estate customers, to your families, and to the world. The real estate industry is STILL a personal, one-on-one industry.

Professionalism, knowledge, confidence, and dedication are desperately needed by our real estate buyers and sellers.

A couple of roommates who'd like to lease a 2 bedroom condo in Daytona Beach, South Daytona or Port Orange for less than $1000 per month.

A small family who need a 3 bedroom house in Port Orange or South Daytona for (preferably) less than $1200 per month.

Another family who would like a 3 of 4 bedroom house in Port Orange or Ormond Beach, for around $1200-$1500 per month. If the home has a pool, that would be even better!

Speechless Sunday - More (hopefully) Embarassing Photos of My Daughter Series =)

Yep. I'm continuing with my quest to embarass my daughter, by posting silly pictures of her when she was younger. (Love the braces with the blue bands in this one)

But this photo is somewhat bitter-sweet. We love guineq pigs in our house. But this one had upper respiratory problems the entire time we had her. We tried everything. But she only lived a few months. And this is one of the few pictures I have of her. She had burrowed into the sleeve of my daughter's nightgown and just stuck her nose out. lol. I thought it was adorable. As for her short little life, I viewed it as her having the best home she could have, with people who loved her and took good care of her. I'm glad we were able to share our love with her sweet little piggy personality. =)

Buying or Selling Ponce Inlet real estate?

If you're buying or selling real estate in Ponce Inlet, you'll be interested in this information. For those of you who are not familiar with Ponce Inlet Florida, let me start with a little bit of information about the city.

Ponce Inlet is an exclusive, coastal town in the Daytona Beach area, but it's very different from the rest of east Volusia county for quite a few reasons. While many cities in the Daytona Beach area extend from the ocean to the mainland, Ponce Inlet is only found on the beachside/peninsula side of the Halifax River, aka Intracoastal Waterway. It's located south of the Dunlawton Bridge, past Wilbur-by-the-Sea. There are only 2 roads that go all the way to the far edge of Ponce Inlet; A1A and Peninsula Drive. There is no outlet on the south end of Ponce Inlet unless you plan to exit by boat, to New Smyrna Beach.

There are many fabulous restaurants in Ponce Inlet, beach access points, parks, marinas, boat storage, fishing areas, and the second-tallest lighthouse in the United States, that can be seen from 19 miles away. With good reason, Ponce Inlet residents are very proud of their city!

Now for an update of the real estate market. Being a part of the Daytona Beach Area Association of REALTORS® and Multiple Listing Service (MLS), the Ponce Inlet real estate market is having the same market conditions as all of east Volusia county, as well as the rest of the country. Our MLS has kept a steady inventory of approximately 7,000 listings for the last couple of years, and we're seeing an average of only 233 sales per month.

Ponce Inlet currently has 298 active real estate listings for sale. There are 217 condos, 70 houses and 11 single family attached homes listed in the Daytona Beach MLS. Year to date, there have been 61 total sales. Of those sales, 18 were houses and 43 condos.

As with the majority of the country and all of the Daytona Beach area, the real estate market is still in decline. And as with most markets, this won't change until the mortgage lending situation is resolved. In addition to the lending problem, Florida also has property tax issues that are in the process of being resolved. Hopefully, the tax issues will be resolved soon. There is currently a new property tax plan on the ballot for January 2008. Voters will decide at that time if this new plan is acceptable. We also need the insurance companies to get their act together and stop dropping policies for no apparent reason!

With all the negative variables in real estate right now, it's important to choose just the right place to live! If you're accustomed to the finer things in life, Ponce Inlet is a wonderful place to call home, whether it's your primary residence or a vacation getaway.

Ponce Inlet FL Real Estate Listings - Sales - Foreclosures for 2009

Ponce Inlet Real Estate - Listings - Sales - Foreclosure Report for 2009

As a follow-up to my recent post titled "Ponce Inlet Real Estate Listings and Sales 2000-2009 Market Report", I decided to write this post, which shows just how many of the 2009 sales were foreclosures and short sales. Once again, I've included a bar graph. And for statistical purposes I've also posted the actual numbers of how many of these real estate sales were along the lines of foreclosures, pre-foreclosures and short sales.

As indicated in the bar graph, for the city of Ponce Inlet, the 2009 real estate Foreclosure Sales and Short Sales were not as high as some other cities in Volusia County. For example, a significant number of the 2009 real estate sales for the city of Daytona Beach were NOT traditional seller-to-buyer sales.
